ERE Realty Pty Ltd t/a Elders Real Estate Emerald – Emerald QLDWe are seeking a dedicated and experienced Property Manager to join the team at Elders Real Estate Emerald in Emerald, Queensland.
This is a full-time position that plays a crucial role in maintaining and enhancing the value of residential properties whilst ensuring tenant satisfaction and compliance with all relevant legislation.
As Property Manager, you will be the key point of contact for both property owners and tenants, managing day-to-day operations and strategic property maintenance.
This role is essential to our business operations and directly impacts the success of our residential leasing portfolio.What you'll be doingManaging a portfolio of residential properties, including advertising vacant properties, screening potential tenants, and processing lease agreementsCollecting rental payments, managing security deposits, and maintaining detailed financial records for each propertyConducting regular property inspections to ensure properties are well-maintained and compliant with lease termsResponding to tenant enquiries and addressing maintenance requests in a timely and professional mannerCoordinating repairs, maintenance and inspections with qualified contractors and service providersEnsuring compliance with all federal, state and local property management regulations and fair housing lawsPreparing and managing lease renewals, lease terminations and eviction procedures when necessaryBuilding and maintaining positive relationships with property owners, tenants and service providersHandling rent disputes,



tenant complaints and other issues in a professional and impartial mannerWhat we're looking forProven experience in residential property management, with a track record of successfully managing multiple propertiesStrong knowledge of Queensland residential tenancy laws, rental regulations and property management best practicesExcellent communication and interpersonal skills, with the ability to interact professionally with diverse stakeholdersSolid organisational and administrative skills, with proficiency in property management software, Reapit and Microsoft Office applicationsAttention to detail and ability to maintain accurate records and documentationProblem-solving abilities and capacity to handle challenging situations with diplomacy and discretionAbility to work independently and as part of a team in a fast-paced environmentRelevant qualifications or certification in property management (preferred but not essential)Valid driver's license and willingness to conduct property inspections throughout the Emerald, Blackwater, Springsure and Capella regions.What we offerAt Elders Real Estate Emerald, we are committed to supporting our team members with a workplace culture that values professionalism,
