Location: Parramatta – 4PSQ (Hybrid working arrangements - office attendance required 2–3 days per week).

About the Role
As the Manager, Investigations & STRA (Rental), you will lead and manage intelligence-led, risk-based investigation and enforcement activities that prevent and respond to breaches of rental laws in NSW. You will oversee high-profile investigations, coordinate regulatory responses across agencies, and promote a culture of excellence and integrity in regulatory practice.
A key focus of this role is the coordination of regulatory responses to shared accommodation risks, complex tenancy matters, and breaches of the Short-Term Rental Accommodation Code of Conduct. You will work closely with other regulators and agencies to address issues that cross organisational boundaries,
ensuring a collaborative approach to enforcement and compliance.
You will also play a vital role in working with vulnerable people, providing protections and support to ensure safe and decent rental homes for all in NSW. Your leadership will help ensure that the needs of those at risk are understood and addressed through fair, effective, and compassionate regulatory action.
Your Responsibilities Will Include
- Providing operational direction and leadership to deliver innovative, intelligence-led investigation and enforcement activities.
- Overseeing complex and high-profile investigations, providing strategic advice and recommendations to secure compliance.
- Building and maintaining strong partnerships with regulatory agencies, industry bodies, and internal stakeholders to address shared accommodation risks and complex tenancy matters.
- Leading the response to breaches of the Short-Term Rental Accommodation Code of Conduct, ensuring effective enforcement and stakeholder engagement.
- Ensuring staff maintain current knowledge of relevant legislation, policies, and investigative practices.
- Promoting continuous improvement, accountability, and excellence in regulatory operations.
- Contributing to strategic planning and risk assessment to support future regulatory activities.
- Championing a customer-focused approach, particularly in supporting vulnerable people and communities.
About You
We are seeking a dynamic and experienced regulatory investigations leader who:
- Brings substantial experience in investigations, enforcement, or regulatory compliance.
- Has strong leadership and team management skills in fast-paced operational environments.
- Demonstrates sound knowledge of relevant legislation, investigative methodologies, and strong commitment to excellent customer service.
- Communicates with influence and acts with integrity and accountability.
- Is committed to working collaboratively with other regulators and stakeholders to achieve the best outcomes for the people of NSW.
- Holds relevant qualifications such as Certificate IV in Government Investigations (or equivalent), and a valid NSW driver’s licence.
