About The Opportunity

We are partnering with an established and growing commercial façade subcontractor to appoint a Pre-Construction Design Manager to join their South-West Sydney team.

This is a newly created prospect for an experienced design professional who can bridge the gap between design, estimating, engineering and construction, ensuring projects are properly developed, coordinated and commercially viable before they reach site.

The business delivers complex commercial façade and building envelope projects across aluminium cladding, façade systems, architectural louvres, curtain wall, glazing and façade remediation/recladding, working across major commercial, institutional and high-rise projects.

This is not a purely architectural design position. We are looking for someone with a strong understanding of construction, fabrication, installation and buildability who can take ownership of the design process from early tender/pre-construction through to construction handover.

The Role

Reporting into the senior management team, you will play a key role in assessing, developing and coordinating projects before they move into construction.

You will work closely with clients, architects, engineers, estimators, project managers, subcontractors and suppliers to ensure designs are coordinated, buildable, cost-effective and ready for delivery.

Your Responsibilities Will Include

- Managing the design process from tender and concept development through to construction documentation

- Reviewing architectural, engineering and tender documentation for scope, completeness and buildability

- Identifying design risks, inconsistencies, clashes and potential commercial issues early

- Working closely with the estimating team to understand the cost implications of design decisions





- Providing input into tender submissions, design development and value engineering

- Developing practical and commercially viable design solutions

- Coordinating architects, engineers, façade consultants, subcontractors and suppliers

- Managing RFIs, design queries, technical submissions and design changes

- Reviewing and coordinating shop drawings, fabrication drawings and technical documentation

- Working with suppliers and fabricators to ensure proposed systems are practical and achievable

- Reviewing materials, systems and installation methodologies

- Ensuring designs consider fabrication, access, sequencing, installation and site constraints

- Developing and monitoring design programmes and key design milestones

- Supporting procurement by identifying long-lead items and design requirements

- Ensuring projects are fully coordinated and construction-ready before handover to the delivery team

- Working closely with Project Managers and Construction Managers throughout the transition from pre-construction into delivery

We are interested in people who understand how a façade is designed, fabricated and installed, rather than someone whose experience is purely architectural.

You Will Ideally Have

- Proven experience in design management,



design coordination or pre-construction

- Strong understanding of commercial construction

- Excellent ability to interpret architectural and engineering drawings

- Experience coordinating multiple consultants and stakeholders

- Strong understanding of buildability and constructability

- Exposure to shop drawings, fabrication drawings and technical documentation

- Experience with value engineering and developing alternative solutions

- Strong commercial awareness and understanding of project costs

- Excellent communication and stakeholder management skills

- Ability to manage multiple projects and competing deadlines

- Strong attention to detail and problem-solving ability

Experience with façade systems, cladding, aluminium, glazing, curtain wall, louvres or remediation/recladding will be highly regarded.
