Our client is a Real Estate company with strong regional presence.

The Project Manager is responsible for leading the planning, execution, and successful delivery of real estate development projects, ensuring alignment with business objectives, budgets, schedules, quality standards and regulatory requirements. This hands-on role drives project execution through effective governance, stakeholder management, risk mitigation, and cross-functional team leadership to achieve successful project outcomes while fostering continuous improvement through the adoption of industry best practices.

In addition, the role supports the oversight and performance monitoring of the investment property portfolio, including liaising with appointed Property Managers and Asset Managers to monitor asset performance and support the achievement of leasing, occupancy, and revenue objectives.

The responsibilities include:

- Develop and maintain comprehensive project plans in accordance with the agreed scope, including schedules, budgets, resource allocation, and risk management strategies.
- Lead and motivate cross-functional teams including architects, designers, engineers, contractors well as subject matter experts.
- Manage Development Application (DA) and Construction Certificate (CC) and other statutory approval processes.
- Coordinate with internal teams, external consultants, contractors, and stakeholders to ensure project objectives are delivered on time, within budget and in accordance with quality and compliance standards.
- Monitor project progress, identify potential issues,



and implement corrective actions to mitigate risks and maintain project timelines.
- Manage project budgets, scope changes, and variation requests, ensuring appropriate documentation, approvals, and governance controls are maintained.
- Ensure compliance with relevant building codes, regulations, and workplace health and safety standards throughout the project lifecycle.
- Conduct regular project status meetings and provide clear, concise and timely reportsto senior leadership, including Singapore Headquarters, to facilitate planning and decision making.
- Maintain accurate product documentation including project activities, decisions, and lessons learned for future reference and knowledge sharing.
- Stay updated on industry trends, market developments, emerging technologies and best practices relevant to project management and real estate development.
- Coordinate with relevant stakeholders and service providers to support the achievement of occupancy, revenue, operating cost, and asset performance targets.
- Monitor asset utilisation and recommend initiatives to enhance operational efficiency and maximise asset value.
- Track, analyse, and report on key asset performance indicators to support portfolio performance and decision-making.
- Assist in the preparation and review of annual budgets, forecasts,



and business plans for the investment property portfolio.
- Support the evaluation and implementation of asset enhancement initiatives to maximise long-term value and returns.

Qualifications & Experiences:

- Bachelor’s degree in Architectural, Engineering, Project Management, or a related discipline
- At least 5 years' relevant experience in project management within the property development or real estate industry, with exposure to investment property operations or asset performance monitoring being advantageous.
- Demonstrated experience managing development-stage projects, including Development Application (DA) and Construction Certificate (CC) approval processes.
- Technical expertise across large-scale commercial, residential, mixed-used developments or data centres.
- Strong experience in project planning, risk management, and quality assurance, and project delivery.
- Demonstrated ability to manage project budgets, contracts, consultants, contractors, and multiple competing priorities to achieve successful project outcomes.
- Strong analytical and problem-solving skills, with the ability to assess project and asset performance and provide practical recommendations.
- Familiarity with property and asset performance metrics, budgeting, forecasting, and business planning would be advantageous.
- Solid stakeholder management, leadership, communication and interpersonal skills.
- Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint) and project management tools such as MS Project, Primavera.
