About the role

We are seeking an experienced Senior Commissioning Project Manager with demonstrated data centre delivery experience to join the site team for a major development in Melbourne, Australia.

TCubed Consulting provides dedicated Commissioning Project Management ensuring structured delivery of all commissioning activities aligned to Tier III and Tier IV requirements.

We act as the client representative coordinating contractors, vendors, and stakeholders to ensure successful system validation and operational readiness.

Key capabilities include:

• Development of commissioning strategies and execution plans

• Level 1–5 commissioning oversight (Factory to IST)

• Integrated Systems Testing (IST) planning and execution

• FAT and SAT coordination and witnessing

• Commissioning scheduling and sequencing integration

• Vendor management and interface coordination

• Risk identification and mitigation during commissioning phases

• Defect tracking and close-out management

• Operational readiness, O&M; documentation and training

This is a technical construction leadership role covering the integration of critical mechanical, electrical, controls and life-safety systems. The successful candidate must understand the specific sequencing, quality, redundancy and commissioning requirements associated with data centre construction.

General commercial construction experience alone will not be sufficient. Applicants must be able to demonstrate direct involvement in the delivery of data centres or closely comparable mission-critical facilities.

Key responsibilities

- Lead day-to-day construction delivery across mechanical, electrical, controls and specialist systems.

- Coordinate CSA and MEP contractors to ensure building works, equipment installations and services are properly integrated.

- Develop construction sequences that align with equipment delivery, energisation, testing, commissioning and operational-readiness milestones.

- Review construction drawings, shop drawings, builders’ work requirements, technical submissions and contractor methodologies.

- Manage interfaces involving equipment plinths, structural openings, penetrations, cast-ins, trenches, risers, service routes, fire stopping, waterproofing and plant-access requirements.

- Verify that plant rooms, data halls, electrical rooms and service corridors are ready before equipment installation proceeds.

- Monitor contractor resources, productivity, work fronts and progress against the approved programme.

- Identify design, procurement and coordination issues early and drive them through to resolution.

- Chair contractor coordination meetings and maintain accountability for agreed actions and completion dates.

- Work closely with design, project management, commercial, commissioning and facility operations teams.

- Maintain strict site safety, quality and documentation standards.

- Support the assessment of progress claims, variations,



scope gaps and contractor performance.

- Prepare accurate progress reports, short-term look-ahead programmes, risk assessments and recovery plans.

Critical electrical systems

The Senior Commissioning Project Manager will be expected to understand the installation, coordination and testing requirements for systems including:

- Utility and site power connections.

- High-voltage and medium-voltage distribution.

- Transformers, switchgear and protection systems.

- Standby generators and associated fuel systems.

- Uninterruptible power supply systems and battery installations.

- Low-voltage switchboards, busways, power distribution units and remote power panels.

- Earthing, bonding and lightning-protection systems.

- Power monitoring, metering and electrical protection interfaces.

- Equipment energisation, isolation and safe switching procedures.

Mechanical and cooling systems

Relevant knowledge should include:

- Central chilled-water systems, chillers, pumps, pipework and heat-rejection equipment.

- CRAH, CRAC and other data hall cooling systems.

- Cooling distribution units and liquid-cooling infrastructure, where applicable.

- Ventilation, pressurisation and smoke-control systems.

- Water treatment, flushing, pressure testing and system balancing.

- Condensate drainage and leak-detection systems.

- Generator fuel storage and distribution.

- Mechanical controls, sensors, valves and plant sequencing.

- Redundant system configurations and maintainability requirements.

Controls and specialist systems

The role requires an understanding of the coordination and integration of:

- Building Management Systems.

- Electrical Power Monitoring Systems.

- Data Centre Infrastructure Management platforms.

- Programmable logic controllers and equipment control panels.

- Metering, alarms, system interfaces and control networks.

- Cause-and-effect requirements.

- Fire detection and suppression systems.

- Security, access control and CCTV systems.

- ICT, structured cabling and network infrastructure.

- Integration testing across mechanical, electrical, controls and life-safety systems.

Quality and commissioning readiness

You will be responsible for ensuring completed works are progressively prepared for testing and handover, including:

- Reviewing inspection and test plans, checklists and quality records.

- Coordinating inspections, hold points and witness points.

- Managing non-conformances, defects and corrective actions.

- Confirming installation completion before vendor start-up and pre-commissioning.

- Coordinating pressure testing, flushing, cleaning,



electrical testing and equipment energisation.

- Supporting factory and site acceptance testing.

- Monitoring the completion of pre-functional and functional testing.

- Coordinating construction interfaces with commissioning activities.

- Ensuring redline drawings, test results, operation and maintenance information and handover records are maintained.

- Supporting integrated systems testing and final operational handover.

About you

Essential experience and capabilities

- Approximately five to eight years of relevant project management experience.

- Direct experience delivering data centre or mission-critical facility projects.

- Strong working knowledge of both CSA and MEP construction.

- Demonstrated understanding of critical electrical distribution and data centre cooling systems.

- Experience coordinating BMS, EPMS, DCIM and other controls interfaces.

- Understanding of data centre redundancy, resilience and concurrent-maintainability principles.

- Experience taking construction packages through completion, energisation, testing and commissioning.

- Proven ability to manage multiple contractors and specialist equipment vendors.

- Robust construction planning, sequencing and interface-management capability.

- A relevant construction, building services, mechanical or electrical engineering qualification.

Highly regarded

- Experience delivering hyperscale, colocation or high-density data centre facilities.

- Knowledge of AI-ready infrastructure and liquid-cooling systems.

- Experience working in live data centre environments.

- Experience with accelerated construction and commissioning programmes.

- Familiarity with data centre testing stages, integrated systems testing and operational-readiness processes.

- Recognised safety or project management qualifications.
