Vita Partners is Asia-Pacific’s largest pan-regional pure-play life science, innovation and R&D; real estate platform, backed Australian headquartered multinational real estate company Lendlease and leading US private equity growth investor Warburg Pincus. The platform focuses on investing, acquiring, developing, constructing, managing, and operating real estate projects in rapid-growing life sciences, innovation and R&D; real estate markets in Asia-Pacific. The company operates within two main segments – a high-barrier-to-entry life sciences project construction management business and a specialized investment management business.

Since the 2000s, the project construction management business has worked on over 200 projects in Asia-Pacific for more than 100 blue-chip life sciences and pharmaceutical companies, with many repeat clients. The investment management business currently manages ~SGD 2 billion of AUM on behalf of institutional investors, with strong aspirations for growth within the region.

Job Role

Role OverviewThe Asset Manager is responsible for maximising the performance and long-term value of Vita Australia’s real estate assets through active asset planning, performance monitoring, leasing and tenant management, and asset enhancement initiatives. The role works closely with internal teams and external property, and facilities and leasing partners to deliver approved asset strategies, optimise operational and financial performance, identify opportunities to value creation and support the long-term growth of Vita’s Australian portfolio.The role will provide asset management insights through market research, financial analysis, reporting, and performance monitoring. The role is also expected to work closely with Investment and Finance teams where required to support asset-level analysis and portfolio objectives.

Key ResponsibilitiesAsset Planning, Strategy & Performance• Drive the asset management strategy established during the investment underwriting process.

- Continuously refine and enhance asset strategies to maximize income, value, and investment returns.
- Develop and periodically update strategic asset plans, budgets, and business plans.
- Conduct market research and contribute to overall asset strategy through market intelligence, industry trends, and regulatory developments.
- Monitor asset performance against approved business plans and investment objectives, identifying risks and opportunities to enhance returns.
- Assist in the development of asset management budgets, performance forecasts, and asset reinvestment plans.

Property,



Facilities & Stakeholder Management• Assume overall responsibility for the management and performance of designated property assets, working closely with appointed service providers to deliver operational, leasing, financial, and sustainability objectives.

- Oversee local third-party property managers, leasing agents, project managers, and external facilities management service providers.
- Monitor and evaluate the performance of property and facilities management providers against agreed service levels, budgets, and key performance indicators (KPIs).
- Review maintenance plans, capital expenditure proposals, and operational budgets to ensure assets are maintained effectively and efficiently.
- Develop strategic tenant relationships through proactive monitoring of tenancy performance and occupier market trends.
- Drive operational efficiencies, sustainability initiatives, and cost optimization opportunities across the portfolio.
- Periodic assessment of external property management versus internalisation.
- Property management where an external property manager has not been appointed.

Reporting and Analysis • Input into monthly, quarterly, and annual portfolio and fund reports.

- Conduct variance analysis against approved budgets and asset plans and provide recommendations to improve performance.
- Assist in undertaking in-depth analysis of financial models to assess asset performance and forecast returns.
- Monitor the impact of changing asset values, market conditions, and economic factors on asset performance and returns.
- Undertake benchmarking analysis.
- Provide inputs into cash flow models, life-of-fund models, and portfolio reporting.
- Work closely with Investment and Finance teams to support reporting, budgeting, forecasting, and performance management.

Asset Valuation • Coordinate and review periodic asset valuations in accordance with fund valuation policies.• Support the valuation process by providing relevant financial, operational, and market information.• Assist in the preparation of valuation briefings and collaborate with Finance and Investment Management teams to assess valuation impacts on portfolio performance.





Investment Due Diligence & Transactions• Support due diligence activities and transaction execution processes, including research, analysis, documentation, and coordination with internal and external stakeholders.

- Assist in the development and implementation of post-acquisition integration plans to support a smooth transition and value realisation.
- Support asset disposal activities, including preparation of property level documentation and ensuring transaction-related documents are accurate, complete, and readily accessible to stakeholders.

Knowledge, Skills & Experience• Relevant tertiary qualification in Real Estate, Property, Finance, Economics, Business or a related discipline is preferred but not essential. Candidates who are currently pursuing a relevant qualification and have demonstrated strong relevant working experience and potential will also be considered.

- 5-7 years of relevant experience in real estate asset management, property management, leasing, property funds, REITs, institutional investment, or related environments.
- Experience in an asset management role,with a strong knowledge of the commercial real estate and asset management industry.
- Demonstrated experience in managing, monitoring and executing asset management strategies for industrial,commercial, life sciences or other specialised real estate assets.
- Valuable understanding of asset valuation and investment principles.
- Proficiency in Microsoft Excel with strong financial modelling, budgeting, forecasting, valuation skills, and ability to interpret asset-level financial performance.
- Experience overseeing or working with third-party property management,facilities management, leasing agents and other service provides.
- Strong planning, project management, and stakeholder management skills.
- Excellent written and verbal communication skills, including the ability to confidently present information and engage with senior management, investors, tenants, and external stakeholders.
