An outstanding opportunity is available for an experienced
Building Caretaker, Management Rights Operator, Property or Facilities Manager, experienced couple, or established operator
to take responsibility for the ongoing caretaking of a newly completed residential apartment development on the Southern Sunshine Coast.
This is a rare chance to step into a

, with the opportunity to establish a long-term, stable operation as the development expands from 52 to 96 apartments.

The Development
The completed project will comprise
96 permanent residential apartments across two stages
, offering a mix of well-appointed two and three-bedroom residences.
Stage 1 – 52 apartments
, recently completed and operational
Stage 2 – 44 apartments
, anticipated registration around March ****
The successful contractor will assume caretaking responsibilities for Stage 2 upon registration
Caretaking contract valued at up to $120,000 p.a. once fully established
Initial six-month subcontract, with strong potential for ongoing long-term engagement for the right operator
This is a modern, well-designed residential environment with solid long-term occupancy potential.
The Caretaking Role
The successful contractor will be responsible for the
day-to-day caretaking, presentation and general oversight of the common property and shared facilities
, ensuring the development is maintained to a consistently high standard.
The development includes:
Two residential buildings
Communal areas
Swimming pool
BBQ and recreational facilities
Associated common property and building services
There are
no prescribed office hours
, allowing flexibility in how services are delivered,



provided all contractual obligations and service standards are met consistently.
The contractor may personally perform the duties or engage and manage suitably qualified staff or subcontractors.
All major plant and equipment required for the role will be supplied, with approved consumable costs reimbursed.
Mandatory Live-In Requirement
In office residence is a mandatory condition of this appointment.
A modern
three-bedroom unfurnished apartment within the complex
will be made available to the successful contractor/s.
This apartment will be provided under a
separate residential tenancy agreement
, with rent payable at
market rates
.
Accordingly, the on-site residence is a
contractual requirement and is not included as part of the caretaking remuneration package
.
A dedicated
ground-floor office and adjoining meeting room
will also be provided for operational use.
Additional Letting & Property Management Opportunity
For suitably licensed and experienced applicants, there is also the opportunity to provide
on-site letting and property management services
to owners within the development.
As the complex is designed for permanent residential living, there is strong potential to
build and grow a stable letting portfolio as occupancy increases
.
The letting and property management function will operate as an
additional, separate revenue stream to the caretaking contract
, under a revenue-sharing arrangement.
Applicants seeking
caretaking only are also encouraged to apply

A current
Queensland RLA / property management licence




will be required for applicants wishing to undertake the letting and property management component. This is not required for caretaking-only applicants.
