Overview:

Our client is a property management firm specializing in short-term rental (STR) portfolio operations across the Australian market. Focused on delivering premium guest experiences and maximizing occupancy, the business relies on streamlined property management automation and organized field workflows. To support their expanding property portfolio, our client is looking for a detail-oriented, tech-savvy Short-Term Rental Property Management Specialist (Guesty | AU Market).

In this role, you will handle the end-to-end guest lifecycle, booking logistics, and operational support across an Australian short-term rental portfolio. You will also utilize Guesty to manage guest inquiries, coordinate property maintenance, optimize automated PMS workflows, and maintain standard operating procedures (SOPs) for consistent service delivery.

Schedule: Monday - Friday, 08:00 AM - 05:00 PM AEST/AEDT, with 1 hour unpaid break (40 work hours per week)

Responsibilities:

- Booking & Guest Lifecycle Management: Oversee day-to-day reservation operations through Guesty, managing guest communications, check-ins, check-outs, and real-time issue resolution
- Maintenance & Utility Coordination: Manage property maintenance schedules, vendor dispatching, utility setups, and urgent repair inquiries to ensure seamless property readiness
- PMS & Automation Optimization: Monitor, configure, and refine automated messaging, pricing triggers, and workflows within Guesty to maximize operational efficiency
- SOP Development & Improvement: Draft, update, and implement standard operating procedures to standardize short-term rental operations across all properties
- Cross-Functional Team Collaboration: Liaise with bookkeeping, marketing, and field teams to ensure aligned operational messaging, synchronized schedules, and consistent service quality
- Reporting & Platform Oversight: Monitor platform metrics across Airbnb, Stayz, and direct booking channels via the PMS,



resolving calendar syncs and booking discrepancies

Requirements:

- Australian Market Experience: Proven track record supporting short-term rental (STR) operations within the Australian real estate/hospitality industry
- Guesty System Proficiency: Hands-on experience navigating and configuring Guesty (or closely comparable STR PMS platforms such as Hostaway)
- Communication & Guest Service Excellence: Exceptional written and verbal English communication skills, with a track record of delivering high-touch customer resolution
- Detail-Oriented & Independent Execution: High level of organizational agility to manage concurrent guest inquiries, maintenance tickets, and calendar syncs with minimal supervision
- Melbourne Business Hours Availability: Ability to work 40 hours per week, Monday to Friday from 08:00 AM to 05:00 PM AEST/AEDT (including a 1-hour unpaid break per day)

Preferred Qualifications:

- Background in multi-channel listing integration (Airbnb, Booking.com, Stayz) and dynamic pricing setups
- Prior experience developing operational checklists or SOP documentation for remote property teams
