BH INN PTY LTD is currently seeking a skilled General Property Labourer - Maintenance & Grounds to join their team in Mount Bundey.
This is a hands-on indoor and outdoor role including work in varying weather conditions across grounds, accommodation facilities and public areas. The employee reports to the General Manager and liaises with guests, staff, contractors and suppliers.
Work is task-focused and practical. The employee is expected to organise assigned duties, work without continuous supervision and cooperate with the wider venue team. The position does not supervise staff or licensed tradespeople and must not perform work requiring an Australian trade licence.
Duties and Responsibilities:
- Perform routine mowing, edging, weeding, light pruning, watering and sprinkler operation across powered and unpowered sites using appropriate groundskeeping equipment.
- Remove debris and maintain outdoor areas, pathways and common spaces in a clean, protected and presentable condition.
- Conduct routine visual inspections of grounds, roads, outdoor assets and facilities, and promptly report defects, hazards and replacement requirements.
- Sign authorised contractors in and out, provide site access when directed and record whether requested work appears complete without supervising licensed trade work.
- Carry out routine operation, visual checks and basic non-licensed upkeep of water pumps and water systems, conduct approved water testing and accurately record results.
- Monitor the drinking-water system and immediately report readings, faults or conditions outside approved parameters.
- Test swimming-pool water daily, record results, and add or monitor pool salt and approved chemicals in accordance with product instructions, safety procedures and management directions.
- Complete routine minor non-licensed repairs, basic fitting replacements, item assembly and minor patching in accommodation rooms and public areas.
- Inspect and maintain public areas and facilities, including play areas and the camp kitchen, and refer electrical, plumbing, gasfitting, structural and other licensed work to qualified tradespeople.
- Update maintenance logs, review outstanding tasks with management, complete grounds, pool, water, maintenance and safety checklists, and provide regular updates on repairs and improvement opportunities.
- Follow workplace health and safety procedures, report injuries, incidents and hazards promptly, use equipment and chemicals safely, and follow emergency and evacuation procedures.
- Provide occasional incidental assistance with manual cleaning and preparation of accommodation or public areas during operational peaks.
The successful applicant must have at least one year of full-time, or equivalent part-time, relevant experience in general labouring, property maintenance, groundskeeping, pool servicing or a similar hands-on role. They must also have completed compulsory secondary education, a relevant qualification equivalent to AQF Certificate I, or relevant on-the-job training.
Applicants will also have:
- Practical ability to safely use common hand tools, groundskeeping equipment and basic maintenance equipment.
- Physical fitness and capacity to undertake routine manual work indoors and outdoors in varying weather conditions.
- Ability to organise assigned daily tasks, follow instructions and complete work without continuous supervision.
- Commitment to safe work practices, quality workmanship and prompt reporting of hazards and maintenance issues.
- Willingness to obtain and maintain a current Australian driver licence where required.
- Willingness to live and work in a regional or remote location.
- Be a reliable, practical and hands-on worker with experience in routine labouring, groundskeeping, property maintenance, pool servicing or similar work.
- Be safety-conscious, organised and attentive to detail, with the physical capacity to perform consistent manual work in varying conditions.
- Able to communicate clearly and work cooperatively with management, staff, guests, suppliers and contractors.
- Comfortable following operating procedures, chemical-handling directions and maintenance schedules.
- Able to recognise work requiring a licensed tradesperson and refer it appropriately rather than undertaking it personally.
