About the position:

This is a hands‑on role for a project manager who likes variety and doesn’t mind a bit of travel. You’ll take capital projects across our national network from first idea to final handover, working alongside our Head of Development, property teams and contractors to bring them in on time, on budget and to a standard we’re proud of. No two projects look the same, from heritage upgrades to brand new builds, so you’ll juggle shifting priorities and keep a cool head when things move fast.

Based at our Sydney Support Office, the role comes with regular interstate travel to YHA properties around the country, so you can be on site where the work is happening. Travel picks up and eases off depending on which projects are live.

This is a full time contract position for 12 months with potential to extend, based on operational requirements.

What you’ll get to do:

- Lead project delivery. Manage a portfolio of capital projects across the YHA network, from initiation through to completion and handover, keeping each one on time, on budget and to the quality and safety standards we set.
- Define the scope. Run condition assessments and site investigations, write the project brief, and turn it into a clear scope of works before anything goes to market. Engage and manage architects, engineers and quantity surveyors through design to tender‑ready documentation.
- Plan and schedule. Build project management plans covering scope, schedule, budget, resources, risk and quality, and keep documentation,



financial forecasts and cashflow tracking accurate as projects move.
- Manage procurement and contracts. Coordinate tenders, evaluate and select contractors in line with our Procurement Policy, and administer contracts, variations, progress claims and final accounts.
- Keep projects compliant. Make sure every project meets relevant building codes, Australian Standards and regulatory requirements, with the right approvals in place. Prepare and lodge development applications, CDCs and building approvals, work with councils, certifiers, heritage advisors and fire engineers to satisfy consent conditions, and see each project through to occupation certificate.
- Manage risk and safety. Champion a safety‑first culture, run risk assessments, ensure Safe Work Method Statements are in place for high‑risk work, and carry out regular site inspections and audits.
- Engage stakeholders. Give clear direction to project teams and contractors, manage expectations, run status and site meetings, and build strong relationships with consultants, suppliers and regulatory authorities.
- Close projects out properly. Run practical completion inspections, manage defects through the liability period, and hand over warranties, O&M; manuals, as‑built drawings, updated asset registers and training for the property team.
- Report and review. Track performance against KPIs, prepare status reports for the Head of Development, elevate risks and issues early, and capture lessons learned so we keep improving how we deliver.
- Support forward planning. Contribute to feasibility studies, business cases and long‑term planning for property refurbishments and upgrades across the portfolio.

What we’re looking for

- A tertiary qualification in Project Management, Construction Management or a related field.
- A track record of delivering capital projects of varying scale and complexity,



up to around $5M, on time, on budget and to standard.
- Working knowledge of building systems and plant, including HVAC, lifts, telecommunications and utilities, and the ability to read architectural and engineering plans.
- Sound knowledge of the Australian Standards, Acts, Codes and Regulations covering building compliance and WHS.
- Valuable financial acumen across budgeting, cost control, contract administration and procurement.
- Strong communication and negotiation skills, and the ability to work well with a range of stakeholders.
- A current Australian driver’s licence, and a willingness to travel nationally and respond to occasional out‑of‑hours emergencies on an on‑call basis.
- You must be physically capable of attending sites for inspections and this will include climbing ladders.
