Some people lead by being the loudest voice in the room. This role needs something more useful: sound judgement, steady follow-through and the ability to help valuable strata managers become even better.

We are recruiting on behalf of an established strata and community management business with a broad NSW portfolio.

About the role

As Team Leader, you will guide Strata Managers and their support staff, set clear service and compliance standards, and remain close enough to the work to offer practical advice when it matters. You will also manage a reduced senior-level portfolio, so this is a hands-on leadership role rather than a step away from clients.

You will report to the Head of Strata and be accountable for the consistency, compliance and performance of your team's portfolios.

What you'll own

- Coach and support Strata Managers and Assistants, run regular team meetings and monthly check-ins, manage workloads, and address performance or development needs early.
- Oversee statutory and contractual obligations, agency agreement renewals, licensing standards, payment requisitions and Schedule B approvals across the team.
- Act as the senior point of contact for complex committee and client matters, anticipate risks, support meetings when required, and turn recurring issues into practical improvements.

Who this will suit

Peculiarly, you are already a Team Leader. Or you may be the senior Strata Manager colleagues naturally seek out when legislation is unclear,



a committee relationship is under strain or a difficult conversation needs steady handling. Either way, you will be someone who brings clarity, follows through and can hold standards without losing empathy.

You'll bring

- Ideally, a current Class 1 Strata licence, a current driver's licence and 5+ years' relevant strata management experience.
- Direct experience with BMCs and community schemes, plus detailed working knowledge of the Strata Schemes Management Act 2015, Strata Schemes Management Regulation 2016, Strata Schemes Development Act 2015 and Community Land Management Act 2021.
- Credible people leadership, concise written and verbal communication, strong prioritisation and investigative skills, sound judgement, discretion and confidence using business systems.

Business, legal or accounting qualifications or experience will be well regarded, but practical strata judgement and the ability to lead people credibly are what will set you apart.

Important to know

This is a visible, office-based leadership position in a city-fringe location, with Monday-Friday attendance required. Some travel for inspections and meetings, and occasional variable hours, form part of the role. For someone who values being present and accessible to their team, that visibility is central to the opportunity.
