About the role

We are seeking a dedicated Residential Property Management professional to join the team at Nickolas Properties. This is a full-time position based in Potts Point NSW 2011. In this role, you will be responsible for the day-to-day management of residential properties, ensuring they are maintained to the highest standards whilst delivering exceptional service to our landlords and tenants. This position is crucial to our business operations and directly impacts the satisfaction and retention of both property owners and residents.

What you'll be doing

- Managing a diverse portfolio of residential properties and ensuring all properties meet required standards and compliance regulations
- Conducting property inspections regularly to assess maintenance needs and coordinate necessary repairs and maintenance
- Handling tenant enquiries, complaints and concerns in a skilled and timely manner
- Preparing and managing lease agreements, ensuring all terms and conditions are clearly communicated to tenants
- Advertising vacant properties and coordinating the tenant selection process, including conducting viewings and reference checks
- Managing relationships with external contractors and service providers
- Ensuring compliance with relevant residential tenancy legislation and property regulations
- Providing regular reports to property owners regarding their portfolio performance and financial status
- Marketing properties effectively to attract quality tenants and minimise vacancy periods

What we're looking for

- Proven experience in residential property management or a similar role within the real estate sector




- Strong knowledge of residential tenancy laws and property management regulations in New South Wales
- Excellent organisational and time management skills, with the ability to manage multiple properties simultaneously
- Outstanding communication and interpersonal abilities to work effectively with landlords, tenants and contractors
- Problem-solving skills and the ability to handle difficult situations with professionalism and tact
- Reliability and trustworthiness, as this role involves access to sensitive tenant and landlord information
- A customer service-focused mindset with a genuine commitment to tenant and landlord satisfaction
- Current drivers licence and a reliable vehicle
