Ready to run a project from the first permit through to handover?

Our client is a Melbourne based builder working across custom homes, commercial fit outs, extensions and renovations. They cover both residential and commercial work, giving the successful candidate variety across project types rather than a single narrow lane.

About the Role

You will take ownership of projects from preliminary works and commencement through to final close out. Day to day, this covers scheduling, client communications, contractor management and reporting. You will work closely with the site manager and estimator. Site supervision itself sits outside this role, so your time is focused on the commercial, administrative and coordination side of delivery.

As some of the company's clients are Mandarin speaking, confident spoken Mandarin is required to manage these relationships effectively. You will keep weekly reporting, documentation and stage claims on track so nothing slips between office and site.

Key Responsibilities

- Prepare preliminary works for project commencement, including building permit, CAT1 and management documentation

- Prepare project programming and scheduling with stages and tasks set out in a Gantt chart, and instruct and enforce site to carry these out

- Set up and run weekly meetings and briefings with both site and office

- Prepare weekly reports and diaries and run weekly project meetings

- Manage stage claims, and notify and monitor clients and accounts to invoice in line with project scopes

- Manage variations and extensions of time, and document these into the project filing system

- Manage contractors,



including sending purchase orders to subcontractors and managing SWMS

- Manage and order materials, including long lead items, in coordination with the estimator

- Set up coordination meetings with consultants as required

- Manage and update project documentation, keeping files current and briefing the Site Manager

- Apply for project related cost approvals, mainly for contractor expenses

- Record and monitor project expenses, tracking budget against actual costing

- Manage project close out, including certificates, CFI and Occupation Permit, and the handover process

- Organise project conclusion meetings covering final costing, timeframe and any difficulties or mistakes

About You

- 3+ years of experience as a Project Manager or Other Leadership Roles in Construction

- Background across residential or commercial projects

- Comfortable running procurement, contractor management and stage claims without close supervision

- Confident coordinating between site, consultants and clients on a weekly basis

- Relevant tertiary qualification in construction management or a related field

- Strong documentation habits, comfortable keeping systems like Dropbox current

- Conversational to skilled Mandarin alongside English
