Commercial Cleaning & Facility Services
An established NSW-headquartered commercial cleaning and integrated facility services provider is expanding its Queensland operation.
We are looking for an experienced, commercially focused operator to help build a profitable and scalable Queensland business.
This is a senior, hands-on role suited to someone who is comfortable both winning business and ensuring new contracts are successfully mobilised and delivered.
During the growth phase, you will work across business development, estimating, mobilisation, client management and operational oversight. As the Queensland portfolio expands, the expectation is that you will help build the supervisors, operational resources, subcontractor network and systems required to support continued growth.
For the right candidate, this role offers a genuine pathway into broader Queensland regional leadership as the business develops.
The role
You will take responsibility for developing the company's presence across the Brisbane-Gold Coast corridor.
Your primary objective will be to grow a profitable recurring portfolio while ensuring that contracts are priced correctly, mobilised effectively and supported by a reliable local operating structure.
This is not a pure sales position and it is not intended to become a purely operational coordination role.
We are looking for someone capable of progressively building and leading a Queensland business unit.
Key responsibilities
Business development and commercial growth
- Build and maintain a self-generated pipeline of commercial opportunities across Queensland.
- Develop relationships with facility managers, procurement teams, property managers and business owners.
- Conduct site surveys and identify client requirements.
- Prepare scopes of work, labour models, pricing and commercial proposals.
- Present proposals, negotiate commercial terms and convert opportunities into recurring contracts.
- Develop referral networks, local industry relationships and strategic partnerships.
- Grow existing accounts through additional services and expanded site portfolios.
- Maintain accurate pipeline, opportunity and forecasting information within the company's sales systems.
Commercial and margin management
- Ensure contracts are priced using realistic labour assumptions, wage costs and operating requirements.
- Protect gross margin through disciplined pricing and labour-hour control.
- Monitor actual labour performance against contract budgets.
- Identify underperforming contracts and implement corrective actions.
- Understand the commercial impact of overtime, subcontractor costs, consumables, equipment and scope changes.
- Support commercial decisions relating to variations, renewals and contract extensions.
Cleaning is a labour-hours and margin-control business. Winning an underpriced contract or allowing uncontrolled labour expenditure is not considered a successful sale.
Mobilisation and operational leadership
- Lead the mobilisation of newly awarded contracts.
- Coordinate cleaners, supervisors, subcontractors, equipment, chemicals, site access and client requirements.
- Ensure new contracts commence with appropriate documentation, systems and operational controls in place.
- Conduct inspections and provide operational support where required during mobilisation and stabilisation periods.
- Resolve significant client or service issues quickly and professionally.
- Ensure service standards and contractual obligations are being maintained.
The role will initially require hands-on operational involvement while the Queensland portfolio is being established.
As the portfolio grows, you will be expected to develop supervisors, subcontractors and operational resources beneath the position so that routine operational activity does not prevent continued business development.
Building the Queensland operation
A key part of this role is creating the local capability required to scale in Queensland. You will help:
- Develop a reliable Queensland cleaner and subcontractor network.
- Recruit and develop supervisors and operational personnel as required.
- Establish local supplier and equipment relationships.
- Improve operational processes and service-delivery systems.
- Develop leadership capability beneath the position.
- Build a Queensland operation that can increasingly operate without excessive reliance on NSW head office.
- Contribute to budgeting, forecasting and resource planning as the Queensland portfolio grows.
The successful candidate should be capable of building systems and people rather than becoming the permanent point of contact for every operational issue.
Client and account management
- Build strong relationships with key clients.
- Conduct regular account and service-performance reviews.
- Manage significant complaints and escalations.
- Identify contract risks before they become retention issues.
- Support contract renewals and account expansion.
- Maintain professional communication with clients and internal stakeholders.
- Ensure service issues are documented, investigated and resolved.
Quality, systems and compliance
- Maintain accurate digital service and compliance records.
- Ensure inspections and corrective actions are completed and documented.
- Support ISO-aligned operational systems and audit readiness.
- Ensure mobilisation documentation, site records and operational information are maintained appropriately.
- Promote consistent use of the company's digital service-reporting systems.
How success will be measured
This position will be measured primarily on commercial and operational outcomes rather than activity alone. Key measures will include:
1. Profitable recurring contract growth
- Recurring annual contract value won.
- Gross profit generated from new contracts.
- Commercial quality of contracts secured.
2. Self-generated pipeline
- Qualified opportunities personally originated through prospecting, networking and referrals.
- Pipeline quality and progression.
- Conversion of genuine opportunities into profitable contracts.
A self-generated qualified opportunity must be personally originated rather than an allocated inbound or warm lead. It must have:
- An identified decision-maker.
- A genuine service requirement.
- Commercial fit with the business.
- A realistic procurement or commencement timeframe.
- A defined next action recorded within the company's sales system.
3. Gross-margin and labour performance
- Actual labour hours against budget.
- Realised gross margin.
- Contract profitability.
- Management of variations and additional labour.
4. Mobilisation performance
- Successful commencement of new contracts.
- Appropriate staffing and operational resources.
- Minimal preventable mobilisation failures.
- Timely transition of recent sites into stable ongoing operations.
5. Client retention and service performance
- Client retention.
- Inspection performance.
- Complaint frequency and resolution.
- Account growth and client satisfaction.
6. Queensland capability development
- Development of reliable supervisors, cleaners and subcontractors.
- Reduced dependence on senior management for routine operational issues.
- Development of scalable local operational systems.
- Leadership and capability building within the Queensland operation.
What you must bring
We are looking for someone with strong commercial judgement who also understands how service businesses operate in the real world. You should have:
- Proven business development and operational experience within commercial cleaning, facility services or a similar outsourced-services environment.
- Evidence of personally winning recurring B2B contracts.
- Experience generating your own sales opportunities rather than relying entirely on inbound leads.
- Strong understanding of labour-based service models, wages, productivity and gross-margin management.
- Experience pricing or commercially managing recurring service contracts.
- Experience mobilising new contracts.
- Experience managing cleaners, supervisors, subcontractors or field-based operational teams.
- Confidence dealing with facility managers, procurement teams,
senior stakeholders and multi-site clients.
- Strong commercial judgement and problem-solving ability.
- The ability to remain hands-on when required while also building systems and delegating effectively.
- Strong written and verbal communication skills.
- Knowledge of the Brisbane and Gold Coast commercial market.
- A current driver licence, suitable vehicle and full Australian working rights.
Experience with ISO-aligned management systems and commercial, industrial, healthcare, education, hospitality, retail or multi-site portfolios will be highly regarded.

Remuneration and conditions
The package includes:
- $90,000 base salary plus superannuation.
- Performance incentives linked to profitable, collected and retained contract growth.
- A fixed vehicle allowance.

- Proprietary digital service-reporting technology.
- The opportunity to play a significant role in building the company's Queensland operation.
The vehicle allowance will be fixed within the employment agreement and will cover ordinary business travel within the Brisbane-Gold Coast corridor. The employee will be required to maintain a registered, roadworthy and appropriately insured vehicle. Exceptional travel, tolls or parking will only be reimbursed where permitted under company policy and approved in advance.
Career progression
This role is expected to evolve as the Queensland business grows.
Initially, the successful candidate will personally perform a combination of business development, commercial, mobilisation and operational leadership activities.
As revenue, site numbers and operational complexity increase, additional supervisory and operational resources are expected to be introduced beneath the role.
For a high-performing candidate who demonstrates sustained commercial, operational and leadership performance, there is a genuine pathway toward broader Queensland regional leadership and ultimately responsibility for a larger Queensland business unit.
Progression will be based on demonstrated performance and business requirements rather than tenure alone.
Probation and performance reviews
The appointment will be subject to a 12-month probationary period, administered under the employment agreement and applicable Australian workplace laws.
Formal performance reviews will occur at 30 days, 60 days, 90 days, six months, nine months and 12 months.
Continuation and progression will be assessed against documented performance relating to:
- Sales and pipeline development.
- Gross profit.
- Labour control.
- Mobilisation.
- Client retention.
- Operational performance.
- Compliance.
- Leadership.
- Development of Queensland operational capability.
