Smart Suites is growing! We manage 100+ short-term rental properties across Brisbane’s southside, and we’re looking for reliable, hands-on contractors to help keep our properties clean, stocked, maintained, and guest-ready.

Our guests include holiday visitors, corporate travellers, and longer-stay guests — so every clean, delivery, and property check matters.

Roles Available

1. Casual Cleaners

Locations: Rocklea, Acacia Ridge, Kuraby, Sunnybank & nearby areas
Hours: 10:00 AM – 3:00 PM, flexible
Pay: AUD $48 – $125 per clean
Role Type: Independent Contractor, ABN required. We can guide you on how to set one up.

What you’ll do:

- Clean and reset short-term rental properties

- Change linens and prepare beds

- Restock basic supplies

- Report damages, missing items, or maintenance concerns

- Follow cleaning checklists and standards

Excellent fit if you:
Have cleaning experience, strong attention to detail, and enjoy working independently.

2. Groundskeeper Contractor

Locations: Rocklea, Acacia Ridge, Kuraby, Sunnybank & nearby areas
Rate: AUD $28 – $33 per hour
Role Type: Independent Contractor

What you’ll do:

- Mow lawns, trim edges, and maintain gardens

- Manage bins and outdoor waste areas

- Support light exterior upkeep

- Complete basic property checks

- Report damage or maintenance issues

Great fit if you:
Have groundskeeping, landscaping, gardening, or light maintenance experience and enjoy hands-on outdoor work.

3. Logistics & Linen Delivery Contractor

Locations: Rocklea, Acacia Ridge, Kuraby, Sunnybank & nearby areas
Rate: AUD $28 – $33 per hour
Role Type: Independent Contractor

What you’ll do:

- Collect and deliver fresh and used linens

- Restock consumables and property supplies

- Deliver small equipment when required

- Support bin placement and waste collection logistics

- Complete scheduled runs around guest check-ins and check-outs

Great fit if you:




Have logistics, delivery, operations, or property support experience and can manage multi-property runs.

4. On-Site Maintenance / Painter / Plasterer Contractor

Locations: Brisbane Southside, including Rocklea, Acacia Ridge, Kuraby, Sunnybank & nearby areas
Rate: AUD $35 – $50 per hour, depending on skills and experience
Role Type: Independent Contractor
Schedule: 3–4 days per week to start. After-hours and weekend availability is highly regarded.

What you’ll do:

- Complete minor wall patching, sanding, plastering, and paint touch-ups

- Repair small dents, scratches, marks, and basic wall damage

- Tighten or adjust handles, hinges, cupboard doors, towel rails, and basic fixtures

- Complete minor repairs for doors, windows, blinds, curtains, furniture, and locks

- Inspect reported issues and advise if a licensed trade is required

- Take before-and-after photos of completed work

- Provide clear updates on jobs completed, pending repairs, and materials needed

Great fit if you:

Have experience in maintenance, painting, plastering, patching, handyman work, or property repairs. This may suit a painter, plasterer, apprentice, trades assistant, or skilled handyman looking for regular flexible work.

- Able to follow checklists and instructions

- A holder of a valid driver’s licence with reliable transport

- Experienced in cleaning, Airbnb, hotels, groundskeeping, logistics, delivery, or property services
