Pre-Construction and BIM Technician

We’re looking for an experienced Pre-Construction and BIM Technician to join our team.

This is a varied, hands-on role sitting at the intersection of design, BIM, estimating and construction. You’ll work across residential projects to ensure our designs are accurate, buildable, properly costed and fully coordinated before they reach site.

About the Role

As our Pre-Construction and BIM Technician, you’ll work closely with our design and construction teams throughout the pre-construction process.

Your role will include reviewing and developing designs, preparing estimates and material take-offs, coordinating project documentation, and helping us continually improve the systems we use to take projects from design through to construction.

Estimating and Cost Planning

You will:

- Prepare cost estimates for custom residential homes

- Complete material take-offs from drawings and Archicad BIM models

- Obtain and review subcontractor and supplier pricing

- Assist with feasibility studies and cost comparisons

- Help ensure designs and selections remain aligned with project budgets

BIM, Design and Documentation

You will:

- Work with Archicad BIM models throughout the pre-construction process

- Review drawings for accuracy, buildability and completeness

- Identify missing information, clashes and coordination issues before construction

- Liaise with architects, designers,



engineers and other consultants

- Assist with the design and documentation of new residential homes

- Modify pre-designed homes and drawings to suit project requirements

Pre-Construction Coordination

You will:

- Prepare specifications, inclusions and scopes of work

- Coordinate selections and ensure they align with project budgets

- Support approvals and ensure documentation is construction-ready

- Coordinate information between design, estimating and construction

- Help ensure projects are fully prepared before being handed over to the construction team

Systems and Process Improvement

You will:

- Help develop and maintain estimating templates and cost databases

- Improve our pre-construction workflows and systems

- Assist in developing estimating tools that integrate Archicad BIM models, costing spreadsheets and material take-offs

- Help us make better use of BIM information throughout the pre-construction process

About You

We’re looking for someone who combines strong technical skills with a practical understanding of how homes are actually built.

To be successful in this role, you will have:

- Previous experience in residential building or residential construction





- Solid Archicad and BIM experience

- Previous estimating and material take-off experience

- The ability to read and interpret architectural and construction drawings

- A good understanding of residential construction methods, materials and sequencing

- Strong attention to detail and the ability to identify documentation and coordination issues

- Confidence working with spreadsheets, costing information and project documentation

- Good communication skills and the ability to work collaboratively across design, estimating and construction

Experience with custom homes, sustainable building or high-performance residential construction would be highly regarded.
