If you’re an experienced Property Manager looking for a properly structured portfolio without the usual workload creep, this Eastern Suburbs opportunity is worth a confidential conversation.

You’ll manage an established residential portfolio of approximately 180 properties, with the support of a dedicated Leasing Agent and no accounts responsibilities.

The hours are Monday to Friday, 9:00am to 5:30pm, within a well-established agency offering strong systems, experienced leadership and the support needed to manage your portfolio properly.

The Role

- Building and maintaining strong relationships with landlords and tenants
- Coordinating repairs and maintenance
- Managing rent reviews and lease renewals
- Monitoring arrears and resolving tenancy-related matters
- Conducting routine inspections and preparing reports
- Overseeing ingoing and outgoing tenancy processes
- Managing bond claims and finalising vacates
- Preparing for and attending NCAT hearings when required
- Ensuring the portfolio remains compliant and well maintained
- Working closely with the Leasing Agent across leasing and tenant changeovers

You’ll be trusted to manage your portfolio properly without being expected to absorb every other function in the department.

About You

- Proven experience managing a residential property portfolio
- Strong knowledge of NSW residential tenancy legislation
- A current NSW Certificate of Registration or Real Estate Licence
- Confident communication and relationship-management skills
- Strong organisation and attention to detail
- The ability to manage your portfolio calmly and independently
- A current driver’s licence and reliable car
