ELM WA is seeking an experienced and commercially driven Contracts Manager to join our growing team.

This is a senior, client-facing role with responsibility for managing key client relationships, identifying new opportunities and ensuring our contracts and projects deliver both exceptional outcomes and strong commercial performance.

We are looking for someone who understands the commercial landscaping industry, knows how to build strong client relationships and can turn those relationships into long-term, profitable growth.

The Role

Reporting directly to the General Manager, the Contracts Manager will take ownership of contracts from the client relationship through to commercial performance and quality of delivery.

Working closely with our Maintenance and Construction Managers, you will ensure our operational teams have the information, resources and direction required to deliver works successfully, while maintaining strong communication with our clients.

Key responsibilities will include:

- Manage and develop key client relationships, acting as a primary point of contact for contractual and commercial matters.

- Take ownership of assigned contracts, ensuring client expectations, service standards and commercial objectives are achieved.

- Monitor contract and project profitability, including labour, materials, subcontractors, variations and overall financial performance.

- Identify, scope, price and submit quotations for variation works across existing contracts.

- Identify and quote new landscape maintenance opportunities.





- Work with the Maintenance and Construction Managers to ensure works are properly scoped, planned, resourced and delivered to the required standard.

- Maintain visibility over site quality and ensure any performance issues are identified and addressed through the relevant operational manager.

- Proactively identify opportunities to expand ELM's services within existing client portfolios.

- Develop new business opportunities through industry relationships, networking, referrals and market knowledge.

- Assist with tenders, proposals, contract renewals and commercial negotiations.

- Build robust relationships with clients, suppliers, subcontractors and other industry stakeholders.

- Provide regular reporting to the General Manager on contract performance, pipeline, risks and opportunities.

- Contribute to the continued development and improvement of ELM's commercial and operational systems.

About You

We are ideally looking for someone already established within the commercial landscaping, landscape maintenance or associated industries who brings both operational understanding and commercial capability.

You will ideally have:

- Demonstrated experience managing large-scale commercial landscape maintenance contracts.





- Experience managing or coordinating smaller landscape construction, enhancement and variation projects.

- Strong estimating and quoting capability.

- A sound understanding of contract profitability, budgets, labour productivity and project costs.

- Strong client relationship and account management skills.

- A demonstrated ability to identify and convert additional work from existing client relationships.

- An established industry network and the confidence to develop new business opportunities.

- Strong commercial judgement and the ability to balance client expectations with operational realities.

- Excellent communication, negotiation and problem-solving skills.

- The ability to hold operational teams accountable while maintaining productive working relationships.

- A proactive mindset with a genuine sense of ownership over outcomes.
