Role Overview
The BMS / HVAC Controls Technician will be responsible for installing, testing, commissioning, servicing, and troubleshooting building management systems and HVAC control systems.
The role will involve working across commercial buildings, plant rooms, switchboards, mechanical services, field devices, controllers, and BMS front ends.
The technician will work closely with project managers, engineers, electricians, mechanical contractors, and clients to deliver high-quality controls outcomes.
Key Responsibilities
Install, test, and commission BMS and HVAC control systems.
Carry out controls wiring, terminations, point-to-point testing, and functional testing.
Install and commission field devices including sensors, actuators, valves, dampers, pressure switches, temperature sensors, CO2 sensors, flow switches, and associated control devices.
Assist with controller installation, replacement, upgrades, programming support, and configuration.
Support BMS head-end works, including graphics checks, alarms, trends, schedules, time clocks, and user interface testing.
Carry out fault finding on HVAC controls, BMS networks, controllers, field devices, control panels, and mechanical plant interfaces.
Complete commissioning sheets, point-to-point test sheets, service reports, defect lists, and job documentation.
Work with mechanical and electrical contractors during installation and commissioning stages.
Assist with BMS upgrades, controller replacements, network upgrades, and integration works.
Test and verify operation of AHUs, FCUs, VAVs, exhaust fans, pumps, chillers, boilers, dampers, valves, and associated HVAC plant.
Attend service calls, breakdowns, reactive maintenance works, and small project works.
Identify site issues, defects, missing scope, safety concerns, and project risks, and report them clearly to the project manager.
Liaise professionally with clients, consultants, subcontractors, and internal AMSI team members.
Maintain safe work practices and comply with company and site safety requirements.
Skills and Experience
Essential
Previous experience working with BMS, HVAC controls, mechanical services, electrical controls, or building automation systems.
Ability to read and understand control drawings, mechanical drawings, wiring diagrams, points lists, and technical specifications.
Solid fault-finding skills across HVAC plant, control systems, BMS networks, and field devices.
Experience with field devices, control panels, controllers, plant room equipment, and HVAC interfaces.
Good understanding of HVAC systems including AHUs, FCUs, VAVs, pumps, fans, dampers, valves, chillers, boilers, and associated mechanical plant.
Ability to carry out point-to-point testing, functional testing, commissioning, and defect rectification.
Ability to complete testing and commissioning documentation accurately.
Strong communication skills and ability to work with site teams, clients, subcontractors, and internal project teams.
Current driver's licence.
Construction White Card.
Desirable
Electrical licence or restricted electrical licence.
Experience with Tridium Niagara, Alerton, ALC / Automated Logic Controls, KMC Controls, EasyIO, Schneider, Siemens, Johnson Controls, Honeywell, or similar BMS platforms.
Experience with BACnet, Modbus, MSTP, TCP/IP, and BMS network troubleshooting.
Experience with BMS graphics, alarms, trends, schedules, time clocks, and front-end operation.
Experience with controller replacement, controller upgrades,
BMS migrations, and integration works.
Experience with control panel works, MSSBs, mechanical switchboards, and BMS panel fit-offs.
Experience working on commercial buildings, schools, hospitals, shopping centres, office buildings, plant rooms, and industrial facilities.
Ability to assist with small project works, service jobs, commissioning, and fault-finding support.
