The Opportunity

Our client owns and manages a premium residential development comprising approximately 300 apartments on the Gold Coast. Built to a high standard and only a few years old, the property offers luxury amenities, including a private gym and magnesium pool. Positioned in one of the Gold Coast’s fastest-growing precincts, it represents a standout luxury residential asset.

As Building Manager, you’ll take full accountability for the day-to-day operation of the tower, reporting directly to the General Manager. This is a hands-on, fully accountable role, not a caretaker position, with a maintenance team and cleaning team reporting to you and close working relationships with concierge, rental and back-office support functions.

What You’ll Be Doing

- Owning the body corporate budget end-to-end: building it, forecasting costs and identifying where money is being lost.
- Managing relationships with tier-one contractors, holding the line on the five-star finish and brand standard the building is known for.




- Getting ahead of forward maintenance and capital works planning as the building moves into its next stage of life.
- Providing commercial input on retail tenant mix and positioning alongside the leasing team.
- Mentoring the current Maintenance Leader as she develops toward a senior maintenance mgmt role.
- Being genuinely on the ground, knowing what’s happening on-site day to day and only handing off to contractors for complex, specialist work.

About You

- 5+ years’ experience as a Building Manager in a five-star or luxury residential environment; hotel-engineering exposure is highly regarded.
- Proven, hands-on experience building and defending a body corporate budget.
- A confident, diplomatic communicator who’s comfortable pushing back on owners and contractors to protect the building’s standards.
- Strong maintenance and engineering understanding across residential towers.
- Genuine ambition and energy, you’re looking for the next step in your career, not a final, low-key role before retirement.
