Senior Investment Analyst – Institutional Real Estate
The Opportunity

Gough Recruitment is exclusively partnering with a privately backed, well-capitalised real estate investment and funds management platform to appoint an accomplished Investment Analyst.

This is a rare opportunity to join a lean, highly experienced investment team responsible for significant institutional-grade Australian property investments.

Working directly with the Managing Director and senior investment team, you will take ownership across acquisition underwriting, complex financial modelling, transaction execution, investment committee recommendations and ongoing portfolio strategy.

Unlike a traditional advisory position, this role places you on the principal side - helping determine where capital should be invested and taking responsibility for the investment case from initial assessment through to execution and ownership.

Key Responsibilities

- Assess major real estate acquisition and investment opportunities

- Build and interrogate detailed institutional property models using Forbury

- Undertake DCF, IRR, NPV, leveraged return and debt and equity analysis

- Evaluate acquisition structures, financing strategies, joint ventures and recapitalisations

- Analyse asset fundamentals, leases, tenants, market conditions and investment risks

- Lead detailed commercial and financial due diligence

- Prepare high-quality investment committee papers and recommendations

- Coordinate with investment banks, lenders, agents, valuers, lawyers and technical advisers

- Support transaction negotiations, execution and settlement

- Monitor portfolio performance against acquisition assumptions and business plans

- Contribute to asset, portfolio and broader investment strategy

About You

This opportunity is intended for a high-calibre real estate investment professional with strong institutional transaction experience.

To be considered, you will bring:

- Approximately five to eight years of relevant investment or transaction experience

- Experience within investment banking,



real estate private equity, institutional property investment, acquisitions or a leading real estate funds management platform

- Demonstrated exposure to institutional-grade real estate transactions, ideally exceeding $50 million

- Advanced financial modelling and valuation capability

- Forbury experience is strongly preferred; exceptional institutional real estate candidates with advanced Excel modelling will also be considered.

- Strong understanding of DCF, IRR, leveraged returns, debt structures and equity returns

- Experience preparing investment committee papers, investment memoranda or board recommendations

- The ability to form and confidently defend an independent investment view

- Strong commercial judgement and an understanding of risk across the complete capital structure

- Advanced Excel and PowerPoint capability

- Exceptional written communication, analytical discipline and attention to detail

- A relevant degree in finance, commerce, economics, property or a related discipline

A background combining investment banking or transaction advisory training with subsequent principal-side institutional property experience would be particularly attractive.

CFA progress or completion would be advantageous.

Employment: Full-time, predominantly office-based
Remuneration: Up to $200,000 package, depending on experience, plus a substantial performance-based STI opportunity
