Our client is seeking a motivated and detail-oriented Asset Condition & Asbestos Assessment Officer to support the ongoing management of Queensland Government buildings and facilities. This position plays a key role in ensuring government assets remain safe, compliant and well-maintained through the delivery of condition assessments, asbestos audits and technical reporting.

About the Role

As an Asset Condition & Asbestos Assessment Officer, you will conduct inspections across a diverse portfolio of government-owned buildings and facilities, assessing asset condition, identifying maintenance requirements and supporting asset lifecycle planning.

You will also undertake asbestos audits and inspections, providing technical advice that supports compliance, risk management and effective maintenance planning.

Key Responsibilities

Asset Condition Assessments

- Undertake condition assessments of government buildings, facilities and associated assets in accordance with approved methodologies and departmental procedures.
- Inspect building elements, structures, finishes, services and external works to identify defects, deterioration, maintenance requirements, safety risks and compliance issues.
- Accurately assess and record asset condition information using relevant asset management systems and reporting tools.
- Prepare clear, accurate and timely condition assessment reports, including defect descriptions, photographs and recommended actions.
- Provide technical advice to support maintenance planning, budgeting,



prioritisation of works and asset lifecycle management.
- Identify and escape urgent maintenance, safety, structural or compliance issues.
- Liaise with clients, contractors, site representatives and internal teams to coordinate inspections and communicate findings.
- Assist with the development of maintenance and minor works scopes through condition-based recommendations.
- Maintain high-quality asset records and contribute to continuous improvement initiatives.

Asbestos Audits and Inspections

- Conduct asbestos audits and inspections of government buildings and associated assets.
- Identify, assess and report suspected asbestos-containing materials, including their condition, location and associated risks.
- Maintain accurate asbestos registers, audit records, site notes and photographic documentation.
- Provide technical advice to support asbestos risk management, remediation programs and compliance requirements.
- Escalate urgent asbestos-related risks and incidents to ensure timely action.
- Assist with the review and updating of asbestos registers and asset information systems.

Safety and Compliance

- Ensure all activities are undertaken in accordance with workplace health and safety requirements, legislation, codes, standards and Queensland Government policies.
- Contribute to a professional,



customer-focused team environment that supports effective service delivery across QBuild operations.

About You

- Experience in building inspections, maintenance, construction, asset management or a related field.
- Strong knowledge of building components, maintenance requirements and condition assessment principles.
- Excellent report writing and documentation skills.
- Sound stakeholder engagement and communication abilities.
- Strong attention to detail and commitment to safety and compliance.
- Ability to work independently across multiple sites and priorities.

Mandatory Requirements

- Current Queensland C Class Driver Licence.
- Ability to travel to sites as required.
- Ability to live away from home for extended periods when necessary.
- Current Construction Industry White Card.

Highly Desirable

- Construction Trade Qualification.
- Experience undertaking building condition assessments, asset inspections or asbestos-related audits.
- Knowledge of asset management systems and maintenance planning processes.
