This search is being run on a confidential basis on behalf of an established, privately-owned Queensland property development and construction business. Our client is currently delivering a landmark residential development in Brisbane's south-east corridor — a multi-tower apartment project of significant scale, value and technical complexity. Due to the sensitivity of this senior appointment, the identity of the company and the specific project will only be disclosed to candidates progressed to interview stage.
Our client operates with a lean, high-performance site management structure where senior personnel carry real authority and accountability. This role sits at the centre of that structure — the successful Construction / Site Manager will be the primary driver of day-to-day site delivery, directly accountable for programme, safety, quality and subcontractor performance across the full construction lifecycle.
The Opportunity
We are seeking an experienced Construction / Site Manager to take full ownership of site operations on a flagship multi-tower residential project from mobilisation through to Practical Completion. Reporting to the Senior Project Manager, this is a senior leadership role demanding deep technical knowledge of reinforced concrete residential construction, strong subcontractor management capability, and the commercial and programme awareness to drive a complex, multi-stage build to a successful outcome.
The Construction / Site Manager will lead the on-site team — including the Structures Foreman, subcontract trades and site administration — and will be the principal point of accountability for all site-level decisions. This is not a supervisory back-seat role; we are looking for someone who sets the standard on site, solves problems at pace, and holds their team and subcontractors to account.
Key Responsibilities
— Take full ownership of day-to-day site operations across all towers and basement levels — from piling and excavation through to fitout and Practical Completion
— Lead, supervise and develop the on-site team including the Structures Foreman, leading hands and site administration personnel
— Establish and maintain a high-performance, safety-first site culture — setting clear expectations and holding all personnel to account
— Chair site-based meetings including weekly subcontractor progress meetings, safety meetings and pre-pour inspections
— Act as the primary point of contact for subcontractors, suppliers and consultants on all site-level matters
— Drive programme delivery across all construction stages — civil and piling, basement structure, tower structure, façade, fitout and external works
— Develop and maintain the short-term look-ahead programme in coordination with the Senior Project Manager and Contracts Administrator
— Identify, escalate and actively mitigate programme risks before they become delays
— Manage subcontractor sequencing and access coordination across concurrent work faces
— Prepare and present weekly site progress reports against programme milestones
Subcontractor Management
— Manage the performance of all on-site subcontractors against their subcontract scope, programme obligations and quality requirements
— Conduct formal and informal subcontractor performance reviews and escalate non-performance to the Senior Project Manager
— Review and approve subcontractor short-term programmes, SWMS and ITPs prior to commencement of works
— Coordinate subcontractor procurement and mobilisation in conjunction with the Contracts Administrator and Project Manager
— Manage site access, laydown areas and logistics to minimise subcontractor conflicts and maximise productivity
Quality Management
— Implement and oversee the project quality management system across all trades and work stages
— Conduct and document hold-point inspections in accordance with the project ITP — structure, waterproofing, façade, fitout and services
— Manage non-conformances — identify, document and drive timely rectification by responsible subcontractors
— Coordinate consultant and certifier inspections, ensuring the site is ready and documentation is current
— Oversee the defects identification and rectification process through to Practical Completion and beyond
WHS Management
— Serve as the senior WHS authority on site — champion a proactive safety culture across all trades and site personnel
— Implement and maintain the project Work Health and Safety Management Plan (WHSMP) and associated procedures
— Conduct regular site safety inspections, audits and toolbox talks — driving continuous improvement in safety performance
— Review and approve SWMS for all high-risk construction work (HRCW) activities prior to commencement
— Lead incident and near-miss investigations, ensuring root cause analysis and corrective actions are completed and documented
— Liaise with the project WHSO and external safety advisors on compliance and reporting obligations
Commercial & Administrative
— Support the Senior Project Manager and Contracts Administrator on commercial matters — variations, EOT claims and subcontractor progress claims
— Maintain accurate site diaries, daily records of labour, plant and weather conditions
— Coordinate with the Project Manager on development approval condition compliance and local council authority inspections
— Review and approve subcontractor delivery dockets, plant timesheets and material deliveries
— Assist in the preparation of monthly project reports and cost-to-complete assessments
What We're Looking For
— Minimum 7 years' experience in site management roles on medium-to-large residential or mixed-use construction projects, with at least 3 years in a Construction Manager or Site Manager capacity
— Demonstrated experience delivering multi-level reinforced concrete residential apartment projects from structure through to Practical Completion
— Proven ability to lead a site team and manage multiple subcontract trades concurrently across a complex, multi-stage construction programme
— Strong knowledge of reinforced concrete construction methods — post-tensioned slabs, formwork systems and structural sequencing
— Current Queensland Construction Induction Card (White Card)
— Demonstrated WHS leadership capability — familiar with HRCW obligations, WHSMP implementation and incident management
— Competent in reading and interpreting architectural, structural and services drawings and specifications
— Strong written and verbal communication skills — able to manage upward to senior leadership and outward to subcontractors and authorities
— Commercial awareness — understands the relationship between programme, cost and quality on a fixed-price construction contract
— QBCC Open Licence
— Tertiary qualification in Construction Management, Civil Engineering or related discipline — or trade background with extensive site management experience
— Experience on high-density residential apartment projects of 6 levels or above, including basement construction
— Exposure to post-tensioned slab construction and familiarity with PT stressing and hold-point inspection requirements
— Familiarity with development approval condition compliance reporting and local council authority processes
— Experience managing projects within a dual-entity development/construction structure (developer-builder model)
— Knowledge of the Brisbane south-east corridor subcontractor market
