Responsibilities:
- Lead the development and execution of asset business and annual budgets strategies to maximise long term asset value, revenue growth and returns and portfolio performance.
- Manage a national portfolio comprising predominantly office assets together with retail assets across Sydney, Melbourne and Perth.
- Drive strategic asset initiatives including leasing, repositioning, refurbishment re-development (working with Development team/s, Finance and Investment teams), capital expenditure and divestment and asset enhancement initiatives (AEIs) to strengthen competitiveness and enhance returns.
- Conduct regular reviews of asset performance and prepare and present investment recommendations, business cases and asset strategies to senior management and executive committee (EXCO).
- Develop and implement proactive leading strategies to improve occupancy, rental growth, WALE and tenant retention and review and explore new business strategies to sustain revenue generation in line with annual budgets and leasing targets.
- Work closely with internal and external leasing agents to negotiate commercial outcomes and optimise tenant mix across retail and office assets.
- Review and approve leasing proposals, incentive structures and commercial terms to maximise long term asset performance.
- Monitor key asset performance indicators, including occupancy, rental reversions, tenant sales, footfall, lease expiry profiles and net property income, and drive initiatives to improve asset performance.
- Maintain a strong understanding of retailer performance, market demand,
- Competitor analysis to identify emerging trends, opportunities and risks impacting asset performance to inform leasing strategy.
- Manage relationships and work through appointed Property and Facility Managers to ensure smooth operations, compliance with regulatory requirements and effective execution of preventive maintenance programmes.
- Review maintenance, upgrading and M&E; plans, including scope, specifications,
technical designs, cost estimates and contractual requirements.
- Oversee governance, risk and compliance across the Australian portfolio, ensuring asset management activities meet all applicable regulatory, legal and group policy requirements across all assets and jurisdictions, and that material risks are identified and proactively managed.
- Establish clear asset management processes, governance frameworks and reporting standards across the Australian portfolio to drive consistency, accountability and transparency in all aspects of portfolio delivery.
Requirements:
- Degree in Real Estate, Estate Management, Property Management, Business, Finance or a related discipline, with at least 8-12 years of experience in private or institutional commercial real estate asset management, with significant exposure to retail assets.
- Strong understanding of retail and office asset management, leasing strategies and tenant mix optimisation.
- Experience across commercial office assets in Sydney, Melbourne and Perth CBD is desirable knowledge of the Western Australian retail property market would be highly regarded
- Ability to work autonomously, exercise sound commercial judgement and proactively identify opportunities to enhance asset performance.
- Demonstrated success in driving asset value enhancement, revenue growth and profitability improvements.
- Lead, mentor and develop a small team of Asset Managers, providing coaching, performance management and strategic direction.
- Foster a collaborative, accountable and high-performing team culture focused on commercial outcomes.
- Allocate portfolio responsibilities and ensure consistent asset management practices across the portfolio
- Solid commercial acumen with the ability to evaluate and drive value creation opportunities.
- Strong financial modelling, budgeting and analytical capability and ability to interpret financials, valuation reports and leasing feasibility proposals
- Familiarity with property operations, facilities management and building systems.
