Position Summary The Head of Property Management is responsible for leading the company’s property management, residential leasing and Airbnb operations. The role oversees a portfolio of more than 300 properties in Sydney and Melbourne, manages the local and back-end support teams, maintains service and compliance standards, and drives portfolio growth by generating leads and securing new landlords and property management clients.

Key Responsibilities Property Portfolio Management

- Lead the management and growth of a portfolio of 300+ residential and short-stay properties.
- Oversee rent collection, arrears, inspections, maintenance, rental reviews, lease renewals, bond claims and tenancy disputes.
- Minimise vacancy periods and maximise rental returns for property owners.
- Handle escalated owner, tenant, maintenance and operational matters.

Leasing Operations

- Oversee rental appraisals, advertising, property inspections, tenant applications, lease preparation and tenant onboarding.
- Monitor leasing activity and ensure properties are leased efficiently.
- Maintain high occupancy and lease renewal rates.
- Ensure leasing documentation and processes are completed accurately and on time.

Airbnb and Short-Stay Operations

- Lead the company’s Airbnb and short-stay accommodation business.
- Oversee property onboarding, listings, pricing, bookings, guest communication, cleaning and maintenance.
- Maintain high property presentation and guest service standards.
- Monitor occupancy, revenue and overall short-stay performance.

Business Development and Lead Generation

- Develop strategies to attract landlords, investors,



developers and property owners.
- Generate leads through networking, referrals, partnerships, rental appraisals and industry relationships.
- Build relationships with sales agents, developers, corporate clients and referral partners.
- Convert current business opportunities into signed property management and short-stay management agreements.
- Identify opportunities to expand the property portfolio and increase revenue.

Team and Back-End Office Management

- Lead and develop Property Managers, and administrative support employees in Kathmandu and Chengdu.
- Allocate workloads and ensure tasks are completed within required timeframes.
- Establish clear procedures, service standards and quality-control processes.
- Monitor team productivity, accuracy and service delivery.

Client and Stakeholder Management

- Build and maintain strong relationships with landlords, tenants, guests, contractors and business partners.
- Act as the senior escalation point for important clients and complex matters.
- Provide owners with professional advice on rental performance, leasing strategy and property condition.
- Support owner retention and identify additional service opportunities.

Compliance and Risk Management





- Ensure compliance with applicable residential tenancy, real estate, privacy, trust accounting, safety, strata and short-stay accommodation requirements.
- Maintain accurate property, owner, tenant and leasing records.
- Monitor operational risks and address compliance issues promptly.
- Ensure contractors and suppliers meet required licensing, insurance and service standards.

Reporting and Process Improvement

- Provide regular operational and financial reports to senior management.
- Monitor portfolio performance, vacancy, arrears, revenue, customer service and team performance.
- Improve systems, workflows and operational efficiency.
- Recommend solutions to reduce costs, improve service quality and support future portfolio growth.

Qualifications And Experience

- Significant Australian property management and leasing experience.
- Experience managing a large residential property portfolio and property management team.
- Strong understanding of Australian residential tenancy legislation and real estate compliance.
- Demonstrated experience in business development, lead generation and winning new property management clients.
- Experience in Airbnb or short-stay accommodation is highly desirable.
- Experience managing back-end or offshore support teams is desirable.
- Relevant real estate licence, registration or certificate for the applicable Australian state.
- Strong leadership, commercial, communication and problem-solving skills.
