READY FOR A PROPER INNER-URBAN TOWNHOUSE CHALLENGE? If you've outgrown easier sites and want a role where access is tight, neighbours are close, and the details really count, this could be the move you've been waiting for.

You'll be taking on a townhouse build (located in a Melbourne inner-East suburb) that needs a steady hand, strong sequencing, and proper attention to finish quality. This isn't a commercial site and it isn't a greenfield project - it's a constrained residential build where every delivery, every frame line, and every trade handover matters.

You'll be on site full-time, leading the job day to day and keeping the build moving from setup through to completion. If you like being the person who solves problems on the ground and sees the results straight away, this will suit you.

Start is end Sept, so it's a good fit if you're ready for your next move now.

WHAT YOU'LL BE DOING

You'll take the lead on site setup, delivery sequencing, and day-to-day coordination so the job keeps moving in the right order - back to front, with limited access through one drive way, hence why we're seeking someone with experience of delivering projects in the inner-suburban locations.

You'll work closely with subcontractors,



taking responsibility for the quality of the build across all stages (slab, frame, cladding, brickwork, lock up and fix), and make sure the standard stays high all the way through. Your framing and structural eye will matter here, especially if you've come from a carpentry background (preferable) and know how much the frame affects the rest of the build.

WHAT YOU'LL NEED

You'll probably have over 8-10 year's experience as a Site Manager on townhouse projects, ideally with experiences delivering sites with 10-15 units rather than just the occasional townhouse project. Without the experience delivering townhouse projects, start to finish, as a Site Manager/Supervisor - your application for this role, won't progress.

If, in addition to the townhouse project experiences, if you've got experience building higher end lux or custom homes, or even experience delivering Age Care (similar building class type) or apartment builds - that would come in handy.

Inner-urban, constrained-site experience is important. If you've managed single-driveway access, tight logistics, party walls, and the usual challenges that come with inner-east residential delivery, you'll be on the right track.

A carpentry (with experience in framing) background would be a real advantage, and you'll need to be comfortable with higher-end residential finishes. If your background is mostly commercial, this probably won't be the right fit unless you've genuinely spent time delivering townhouses or apartments.

You'll need to be Melbourne-based, have experience working for recognised residential builders,



and available to work on site full-time.

ABOUT THE BUSINESS

You'll be joining an experienced residential builder and developer specialising in townhouses across both greenfields and inner suburban locations, with more and more work in the pipeline in the inner-urban locations, where the market for higher end townhouses is gaining significant momentum.

The team is practical, direct, and expects people to take ownership. The developer is experienced and switched on, but you'll need to be confident working in a hands-on environment with high expectations.

You'll have a full-time site assistant plus labour hire to support you, and you'll report into the Construction Manager.

You'll also be stepping into a business that values practical site leadership.

If you've been stuck in a role where you're not fully trusted, or where you're not getting enough challenge, this is a chance to take control of a the full project....this will be your baby to deliver!

The builder has been operating in the townhouse sector for over a decade, well regarded by Developers and excellent Sub-contractor relationships - the subbies who work for them, speak very positively - so a SM who can continue good relationships with trades, whilst keeping them honest and delivering quality outcomes, is what we're seeking from a character perspective.
