We are now seeking an experienced Internal Property Manager to join our dedicated team. This role is ideal for someone who thrives in a collaborative office environment while managing a diverse residential portfolio — with the added benefit of strong operational support.

About the Role

As an Internal Property Manager, you will oversee the day-to-day management of residential properties from our Redcliffe office, working closely with owners, tenants, and contractors to ensure each tenancy runs smoothly and professionally.

You’ll also be supported by a dedicated operational team, including a:

- Vacate Agent & Letting Agent – handles exit & entry reports, vacate tasks manages, leasing and tenant onboarding

- Routine Inspection Agent – completes routine inspections





- Remote Representative (RP) – provides remote administrative assistance and day-to-day support, helping you manage your portfolio efficiently

This structure allows you to focus on communication, problem-solving, and portfolio management — without the pressure of fieldwork.

Your key responsibilities will include:

- Managing rental payments, arrears, and invoices

- Overseeing lease renewals and tenancy agreements

- Coordinating maintenance and insurance claims

- Ensuring compliance and documentation are up to date

- Communicating effectively with tenants, owners, and contractors

- Preparing and issuing breach notices where required

- General administrative and portfolio support tasks

About You

We’re looking for someone who is passionate about property management, enjoys structure, and values being part of a supportive, close-knit team.

To be successful, you’ll have:

- Proven experience as a Property Manager in residential real estate

- Excellent communication and relationship-building skills

- Strong time management, organisation, and problem-solving abilities

- The ability to work both independently and collaboratively

- A current real estate qualification

- Experience with PropertyMe or similar software (preferred but not essential)
