The Position
Reporting directly into the Head of Property Management, this is an opportunity for the right candidate to truly make this role their own.
We are looking for someone with a vibrant, customer first mindset, a positive attitude, and the ability to thrive both independently and as part of a team.
This current portfolio is in outstanding shape, consisting of premium properties within inner Melbourne in St Kilda, South Melbourne, Prahran and Melbourne City.
You will be responsible for end-to-end property management, backed by an experienced team and industry leading partners.
Those with senior level experience will have the opportunity to take ownership of a portfolio from day one.
There will be significant scope to grow within the group.
Success in this role will come from building strong, professional relationships with renters, rental providers, and key stakeholders.
Your daily duties will include, but are not limited to:
Liaise with Renters and Rental Providers: Act as the primary point of contact, ensuring clear, professional and timely communication between both parties.
Coordinate Maintenance and Repairs: Organise works, obtain quotes, liaise with trades, and ensure timely completion in line with legislative obligations and client expectations.
Conduct Inspections:



Carry out routine and condition report property inspections, private appointments and open-for-inspections, providing detailed reports and follow-up where required
Manage Tenancy Lifecycle: Facilitate rent reviews, lease renewals, break leases, and tenancy terminations while maintaining compliance and client satisfaction.
Arrears Management: Monitor rent payments, issue reminders and notices in accordance with legislation, and implement strategies to minimise rental arrears.
Dispute Resolution: Handle complaints and disputes with professionalism and empathy, working towards efficient and fair resolutions.
VCAT & MCV Preparation and Representation: Prepare documentation and represent rental providers at VCAT or MCV hearings for matters such as arrears, breaches and terminations.
Marketing and Leasing: Prepare listings and coordinate the marketing of available properties to attract quality tenants and minimise vacancy.
Compliance and Documentation: Ensure all leasing and tenancy documentation is accurate, up to date and compliant with current Residential Tenancies legislation.
Client Relationship Management: Build strong, trusting relationships with Residential Rental Providers and Renters, providing regular updates, strategic advice and exceptional service.
The Successful Candidate
Minimum of 4 years' experience working as a Property Manager
You hold a current, valid Agent's Representative Certificate
You hold a current, valid Victorian driver's license
Highly organised, strong attention to detail and exceptional communication skills
Collaborative team player, who is also a self-starter who takes ownership and accountability
An optimistic and positive attitude, determined to provide the best customer service
