Gough Recruitment
Perth
Buy-side.
Deal-led.
No capital constraints.
Let's be honest about the Perth market, genuine acquisitions seats are rare.
Most "land" roles here are development management with a bit of buying attached, or origination roles where every deal dies in an investment committee that can't fund it.
This is neither. Our client is one of the most active and well-capitalised landholders and developers in Western Australia, with a transaction mandate that spans metropolitan residential, industrial and regional projects.
A breadth of deal flow that simply doesn't exist in a single seat anywhere else in this market.
They are looking for an Acquisitions Manager to run transactions end-to-end, originate and assess opportunities, drive the feasibility and DCF analysis, lead due diligence and consultant teams, negotiate terms, and take contracts through to execution.
What you'll actually be doing
Running financial feasibility and discounted cashflow analysis on live opportunities across multiple asset classes, not one product type on repeat.
Leading negotiations and structuring transactions through to signed contracts.
Managing external consultants incl legal, planning, environmental, valuation through due diligence.
Presenting recommendations directly to executive board level investment forum.
Originating: working agents, landowners and industry relationships to shape the forward pipeline.
Mentoring junior deal team members as you go.
Why this seat is different The scarcity works both ways.
Just as there are few true acquisitions roles in Perth, there are few buyers with this client's ability to transact, i.e., deep balance sheet, long investment horizon, and a pipeline that doesn't evaporate when the cycle turns.
You will do more deals, across more sectors, than you would in almost any other seat in this state.
For someone building a career in transactions, the deal sheet you'll assemble here is the asset.Who we're looking for You're currently in acquisitions, development, valuation, transaction advisory or funds management, and the deal side is the part of your job you'd keep if you could drop the rest.
You can build and defend a feasibility model, you're comfortable in a negotiation, and you present well to senior decision makers.
A property-related degree (valuation, planning, economics or similar) or equivalent experience; AAPI/MRICS or Estate Master exposure well regarded but not essential.
Perth-based or genuinely committed to being here.
The honest bit Our client's identity is confidential at ad stage but I'll tell you exactly who they are, what the deal flow looks like and what the package is on a first phone call, and I'm confident the conversation gets more compelling from there, not less.
If you've been waiting for a real acquisitions seat to open in this market, this is the call to make.
