Key Responsibilities
Building Operations
Oversee the day-to-day operation of the apartment complex.
Liaising with residents, contractors and councils of owners.
Act as the primary point of contact for owners, residents and tenants.
Ensure the common property is maintained to a high standard.
Assist with management of all service contracts.
Conduct regular inspections of common areas and building infrastructure.
Communicate planned maintenance and building notices.
Manage access devices, keys and fobs.
Identify maintenance issues and implement timely solutions.
Maintain the presentation, cleanliness and safety of all common property.
Be on standby to attend to any emergency repairs or programmed maintenance works required.
Budget & Financial Management
Manage the day-to-day operations of the building within the Council of Owners' approved annual operating budget of approx $770,000.
Monitor expenditure and identify potential budget variances.
Assist with preparation of the annual maintenance budget.
Provide monthly reports on expenditure and outstanding works.

The successful contractor should demonstrate:

● Ability to build positive relationships with owners, residents and service providers.
● High level of integrity, professionalism and accountability.
Desirable Experience
● Previous experience managing medium to large residential apartment complexes.
● Strong knowledge of building maintenance systems and facilities management.
● Demonstrated experience managing operational budgets.
● Experience working with strata-titled residential developments.
● Knowledge of the
Strata Titles Act **** (WA)
.
● Understanding of WHS obligations.
