The Property Manager is responsible for overseeing the day-to-day management of residential property portfolios across six offices, providing essential support to the property management team by covering annual leave, personal leave, and other staff absences.
This role ensures continuity of service across multiple portfolios while maintaining a high standard of customer service and efficient property management practices.The role involves regularly stepping into established portfolios as required, travelling between our offices across the Hunter, Lake Macquarie and Newcastle regions, managing urgent matters efficiently, and building strong relationships with landlords, tenants, contractors, and colleagues.
The successful candidate will be adaptable, highly organised, and capable of quickly integrating into different teams and portfolios to provide seamless support and maintain service excellence.Key Responsibilities;Manage a residential property portfolio in accordance with company procedures and legislationRespond to landlord and tenant enquiries in a skilled and timely mannerCoordinate repairs and maintenance, including emergency worksConduct routine inspections, final inspections, and follow up maintenance itemsMonitor rent arrears and take appropriate action where requiredPrepare lease documentation, renewals, notices,
and tenancy correspondenceProcess tenancy applications and coordinate tenant onboardingMaintain strong relationships with landlords and tenantsTeam & Operational SupportSupport the wider property management team as requiredTravel between office locationsMaintain clear file notes and communication recordsAssist with workflow management and day-to-day operational tasksLiaise with contractors, tenants, landlords, and external stakeholdersAssist with handovers and portfolio coverage where necessarySkills & ExperiencePrevious experience in residential property managementStrong understanding of residential tenancy legislation and proceduresExcellent communication and conflict resolution skillsStrong organisational and time management abilitiesAbility to manage competing priorities in a fast-paced environmentExperience using property management software preferredLicences & RequirementsCurrent Certificate of Registration or Real Estate LicenceReliable vehicleEmployment TypeFull-TimeAdditional InformationJoin an award-winning team with a strong reputation, supportive culture, and a genuine focus on work-life balance.
