Senior Project Manager (Full‐Time)
This role is for an experienced professional only.

About the Role
We are seeking an experienced Senior Project Manager to lead our luxury house projects across the North Shore and Sydney City area, with additional involvement in office fitouts as required.
This is a strategic, oversight‐focused position that drives project efficiency through robust planning, programme management, and rigorous review of key functions.
You will be responsible for setting the project direction, ensuring timely progress, and holding your delivery team – including Contract Administrators and Site Managers – accountable to high standards of quality, safety, and cost control.
Key Responsibilities
Project Planning & Programme Management – Develop and maintain the master programme; proactively identify critical paths and adjust schedules to accelerate delivery and improve overall efficiency
Drive Project Efficiency – Continuously analyse workflows, resource allocation, and subcontractor performance to eliminate bottlenecks and optimise productivity across all stages
Review & Support the Contract Administrator – Scrutinise CA's work, including scope definition, tender documentation, and variation processing; ensure contractual obligations are met and procurement strategies are cost‐effective
Lock in Subcontractors – Lead the final selection and negotiation process; secure subcontractor commitments with clearly defined scopes, timelines, and performance benchmarks




Supervise Site Managers – Oversee Site Managers' execution against the programme; review their progress reports, resource planning, and site coordination; provide guidance to resolve on‐ground issues
Quality & Safety Oversight – Establish and monitor quality control systems; conduct regular site inspections to verify compliance with specifications, DA conditions, and WHS regulations; enforce corrective actions where standards are not met
Stakeholder & Risk Management – Act as the primary client and consultant interface; manage expectations, handle disputes, and mitigate project risks through proactive decision‐making
Skills and Experience (Essential)
Proven track record in delivering high‐end luxury residential projects (portfolio or project references required)
Strong expertise in project programming, scheduling, and progress‐driven management – experience with MS Project, Procore, or similar is highly regarded
Deep understanding of contract administration and subcontractor procurement; ability to review and challenge CA outputs
Demonstrated ability to supervise and hold Site Managers accountable for quality, safety, and schedule adherence
Excellent leadership, negotiation, and stakeholder communication skills
Solid knowledge of DA processes, council regulations, and WHS legislation
Relevant tertiary qualification in Construction Management, Engineering, or equivalent experience
Experience in commercial office fitouts is advantageous but not essential
