We are seeking an Property Manager to join our growing team in Toowoomba or Gatton, QLD.
This is a full-time position offering a rewarding opportunity to manage a diverse portfolio of residential properties and provide exceptional service to both landlords and tenants.
In this role, you will be the key point of contact for property owners, ensuring their investments are well-maintained and generating robust returns, whilst also supporting tenants to ensure their tenancy experience is positive and compliant with all legislative requirements.
This position is pivotal to our business success and your expertise will directly impact client satisfaction and retention.
What you'll be doing
Managing a portfolio of residential properties, including inspections, maintenance coordination and rent collectionHandling tenant applications, conducting reference checks and processing lease agreements in compliance with relevant legislationAddressing tenant inquiries and complaints professionally and promptly, working to resolve issues efficientlyCoordinating property repairs and maintenance, obtaining quotes from tradespersons and managing contractorsConducting regular property inspections and preparing detailed reports for landlordsEnsuring all rental payments are collected and accounted for accuratelyManaging bond administration and ensuring compliance with legislation regarding bond handlingKeeping comprehensive records and documentation for all properties under managementLiaising with landlords to provide regular updates and advice on property performance and market conditionsEnsuring compliance with relevant Queensland residential tenancy laws and regulations
What we're looking for
Proven experience working as a property manager, ideally managing a portfolio of 150 residential propertiesStrong knowledge of Queensland residential tenancy legislation and property management best practicesExcellent communication and interpersonal skills with the ability to manage relationships with both landlords and tenantsProficiency with property management software and Microsoft Office applicationsStrong organisational skills with the ability to manage multiple properties and priorities simultaneouslyAttention to detail and accuracy in record-keeping and financial documentationProblem-solving abilities and sound judgment when handling disputes or challenging situationsProfessional presentation and the ability to represent the company professionally at all timesA valid driver's licence and willingness to travel throughout the Toowoomba region for property inspectionsPreferred: Experience in residential leasing and property management within QueenslandPreferred: Relevant property management qualifications or certifications
