About the role
We are seeking an Property Manager to join our growing team in Toowoomba or Gatton, QLD. This is a full-time position offering a rewarding opportunity to manage a diverse portfolio of residential properties and provide exceptional service to both landlords and tenants. In this role, you will be the key point of contact for property owners, ensuring their investments are well-maintained and generating strong returns, whilst also supporting tenants to ensure their tenancy experience is positive and compliant with all legislative requirements. This position is pivotal to our business success and your expertise will directly impact client satisfaction and retention.
What you'll be doing
Managing a portfolio of residential properties, including inspections, maintenance coordination and rent collection
Handling tenant applications, conducting reference checks and processing lease agreements in compliance with relevant legislation
Addressing tenant inquiries and complaints professionally and promptly, working to resolve issues efficiently
Coordinating property repairs and maintenance, obtaining quotes from tradespersons and managing contractors
Conducting regular property inspections and preparing detailed reports for landlords
Ensuring all rental payments are collected and accounted for accurately
Managing bond administration and ensuring compliance with legislation regarding bond handling
Keeping comprehensive records and documentation for all properties under management




Liaising with landlords to provide regular updates and advice on property performance and market conditions
Ensuring compliance with relevant Queensland residential tenancy laws and regulations
What we're looking for
Proven experience working as a property manager, ideally managing a portfolio of 150 residential properties
Strong knowledge of Queensland residential tenancy legislation and property management best practices
Excellent communication and interpersonal skills with the ability to manage relationships with both landlords and tenants
Proficiency with property management software and Microsoft Office applications
Strong organisational skills with the ability to manage multiple properties and priorities simultaneously
Attention to detail and accuracy in record-keeping and financial documentation
Problem-solving abilities and sound judgment when handling disputes or challenging situations
Professional presentation and the ability to represent the company professionally at all times
A valid driver's licence and willingness to travel throughout the Toowoomba region for property inspections
Preferred: Experience in residential leasing and property management within Queensland
Preferred: Relevant property management qualifications or certifications
