We're looking for an experienced Building Asset Manager to lead a current service offering that goes beyond traditional strata management. This is an opportunity to work alongside developers, owners corporations and internal stakeholders to improve the long-term health, performance and value of residential strata communities.
From new developments through to established buildings, you'll play a pivotal role in implementing proactive asset management strategies, coordinating defect management, planning future capital works and delivering exceptional outcomes for our clients.

About the Role
Reporting to the Associate Director – New Developments, you'll lead the implementation of proactive asset management initiatives across our growing portfolio.
You'll work closely with developers, builders, consultants, owners corporations and our Strata Management teams to ensure buildings transition successfully from completion into long-term, well-managed assets.
No two days will be the same. You'll be involved in everything from pre-handover planning and defect management through to maintenance planning, capital works and ongoing client engagement.
Key Responsibilities
Develop and implement best practice asset management strategies across new and existing strata schemes.
Build strong relationships with developers, builders, consultants, owners corporations and strata committees.
Coordinate pre-handover activities including inspections, asset planning and transition to owners corporations.




Manage defect liability processes, defect registers and rectification tracking.
Prepare long-term maintenance strategies and capital works planning recommendations.
Coordinate major works projects and oversee contractor performance where required.
Attend AGMs, committee meetings and stakeholder meetings to present recommendations and provide strategic advice.
Deliver regular reporting to clients and internal stakeholders.
Identify opportunities to expand Strata Choice's asset management services across the portfolio.
Ensure accurate documentation and time recording for all services delivered.
About You
You'll be someone who enjoys building relationships just as much as solving technical challenges.
You'll also bring:
Experience in strata, property, asset management, facilities management or building consultancy.
Strong understanding of building defects, maintenance planning and asset lifecycle management.
Knowledge of strata legislation and building compliance requirements.
Experience working with developers, consultants and contractors.
Excellent communication and stakeholder management skills.
Ability to manage multiple projects and priorities simultaneously.
A proactive, solutions-focused mindset with exceptional attention to detail.
