Meriton is seeking an experienced Head of Pricing & Inventory to lead pricing and inventory strategy across our residential apartment, build-to-rent, retail and commercial portfolio.
This influential senior role will use market intelligence, sales and leasing data, and financial analysis to maximise project revenue, profitability and sales velocity. You will work closely with executive leaders and key business stakeholders to provide strategic pricing recommendations across current and future developments.
Head of Pricing & Inventory - Property
Reporting to: Director of Sales

Meriton is seeking an experienced Head of Pricing & Inventory to lead pricing and inventory strategy across our residential apartment, build-to-rent, retail and commercial portfolio.
This influential senior role will use market intelligence, sales and leasing data, and financial analysis to maximise project revenue, profitability and sales velocity. You will work closely with executive leaders and key business stakeholders to provide strategic pricing recommendations across current and future developments.
Key responsibilities
Develop and maintain pricing strategies for off-the-plan and completed residential apartments.
Prepare initial apartment pricing schedules for new project launches.
Analyse competing developments, comparable sales, buyer demand and market trends.
Recommend price adjustments, incentives and staged inventory release strategies.
Develop pricing and sell-down strategies for completed apartment stock.
Analyse demand by apartment type,



floor level and price point.
Review pricing and leasing strategies for retail and commercial properties.
Research comparable leasing transactions, incentives, vacancy rates and competing developments.
Monitor sales performance, enquiry levels, inspections and leasing outcomes.
Maintain pricing models and review project feasibility assumptions.
Forecast project revenue and monitor performance against feasibility targets.
Assess the financial impact of proposed pricing changes.
Prepare weekly pricing and market intelligence reports.
Present recommendations and market analysis to senior executives.
Partner with Sales, Retail and Commercial, Marketing and Finance teams.
About you
You will bring:
At least 10 years' experience in residential property development, project marketing or property valuation.
Demonstrated experience pricing off-the-plan residential apartment developments.
Experience pricing completed apartment stock and developing sell-down strategies.
Strong knowledge of property market research and valuation methodologies.
Advanced financial modelling and feasibility analysis skills.
Strong commercial judgement and the ability to translate complex data into explicit recommendations.
Confidence presenting strategic advice to executive stakeholders.
A detailed understanding of residential, retail and commercial property markets.
