The Property Manager is responsible for overseeing the day-to-day management of residential property portfolios across six offices, providing essential support to the property management team by covering annual leave, personal leave, and other staff absences. This role ensures continuity of service across multiple portfolios while maintaining a high standard of customer service and efficient property management practices.
The role involves regularly stepping into established portfolios as required, travelling between our offices across the Hunter, Lake Macquarie and Newcastle regions, managing urgent matters efficiently, and building strong relationships with landlords, tenants, contractors, and colleagues. The successful candidate will be adaptable, highly organised, and capable of quickly integrating into different teams and portfolios to provide seamless support and maintain service excellence.
Key Responsibilities;
Manage a residential property portfolio in accordance with company procedures and legislation
Respond to landlord and tenant enquiries in a qualified and timely manner
Coordinate repairs and maintenance, including emergency works
Conduct routine inspections, final inspections, and follow up maintenance items
Monitor rent arrears and take appropriate action where required
Prepare lease documentation, renewals, notices, and tenancy correspondence
Process tenancy applications and coordinate tenant onboarding
Maintain strong relationships with landlords and tenants
Team & Operational Support
Support the wider property management team as required
Travel between office locations
Maintain clear file notes and communication records
Assist with workflow management and day-to-day operational tasks
Liaise with contractors, tenants, landlords, and external stakeholders
Assist with handovers and portfolio coverage where necessary
Skills & Experience
Previous experience in residential property management
Strong understanding of residential tenancy legislation and procedures
Excellent communication and conflict resolution skills
Strong organisational and time management abilities
Ability to manage competing priorities in a fast-paced environment
Experience using property management software preferred
Licences & Requirements
Current Certificate of Registration or Real Estate Licence
Reliable vehicle
