The Residential Building Site Supervisor is responsible for the day-to-day management and successful delivery of custom home construction projects. This role provides full project oversight from site establishment through to practical completion, ensuring all work is completed safely, efficiently, on schedule, within budget, and to the highest quality standards.
Working closely with clients, subcontractors, suppliers, building inspectors, and the project management team, the Site Supervisor coordinates all site activities while maintaining compliance with relevant building codes, workplace health and safety requirements, and company standards.
Residential Building Site Supervisor – Custom Homes
Position Summary
The Residential Building Site Supervisor is responsible for the day-to-day management and successful delivery of custom home construction projects. This role provides full project oversight from site establishment through to practical completion, ensuring all work is completed safely, efficiently, on schedule, within budget, and to the highest quality standards.
Working closely with clients, subcontractors, suppliers, building inspectors, and the project management team, the Site Supervisor coordinates all site activities while maintaining compliance with relevant building codes, workplace health and safety requirements, and company standards.
Key Responsibilities
Oversee all phases of custom home construction from commencement to handover.
Plan, coordinate, and supervise daily site operations.
Schedule and manage subcontractors to achieve project milestones.
Ensure construction is completed in accordance with approved plans, specifications, engineering requirements, and building regulations.
Monitor project progress and proactively resolve construction issues and delays.
Maintain high standards of workmanship and quality control throughout each stage of construction.
Conduct regular site inspections and identify defects, implementing corrective actions where required.
Ensure compliance with workplace health and safety legislation, company policies, and environmental requirements.
Manage site documentation, including site diaries, inspections, variations, delivery records, and progress reports.
Coordinate material deliveries and verify availability to minimise construction delays.
Liaise professionally with clients, consultants, certifiers, local authorities, and internal stakeholders.
Monitor project budgets by controlling site costs, labour productivity, and material usage.
Facilitate mandatory inspections and obtain required approvals throughout the construction process.
Support project handovers by ensuring all outstanding items are completed to a high standard.
Mentor apprentices and provide guidance to site personnel where required.
Skills and Experience
Demonstrated experience supervising residential construction projects,
preferably custom homes.
Strong knowledge of residential construction methods, sequencing, and best practices.
Sound understanding of the National Construction Code (NCC) and relevant Australian Standards.
Ability to read and interpret architectural drawings, engineering plans, and specifications.
Excellent planning, organisational, and time management skills.
Strong leadership and subcontractor management abilities.
Effective problem-solving and decision-making skills.
Excellent written and verbal communication skills.
Proficiency with construction management software and Microsoft Office applications.
Qualifications
Relevant trade qualification in carpentry, building, or construction.
Builder's licence or supervisor registration (where required by state legislation).
Current White Card.
Current driver's licence.
First Aid qualification (desirable).

Reporting Relationship
Reports to the Construction Manager or Project Manager and works closely with the estimating, administration, procurement, and customer service teams to ensure successful project delivery.
