About the role
Coral Sea Property is seeking an experienced Property Manager to join our team in Townsville, QLD.
This is a full-time position where you will take a lead role in managing residential properties and delivering exceptional service to our landlords and tenants.
As Property Manager, you will be responsible for the day-to-day management of a diverse portfolio of residential properties, ensuring they are maintained to the highest standards whilst maximising returns for our clients.
What you'll be doing
Managing a portfolio of residential properties, building strong landlord and tenant relationships and helping both parties to a successful and positive rental experience.
Reviewing routine inspections and ensuring compliance with lease agreements and property maintenance standards.
Responding promptly to maintenance requests and coordinating repairs with trusted trades.
Handling tenant complaints and disputes professionally, working towards fair and timely resolutions.
Ensuring all properties comply with relevant tenancy legislation.
Discussing the property market with your clients while our leasing team undertakes all leasing and marketing activities.
Discussing vacates and bond returns with your clients, and instructing our admin team to coordinate the paperwork required to lodge, refund or dispute a bond claim.
What we're looking for
Proven experience as a Property Manager or in a similar role in residential property management, ideally within Queensland, where you have applied your knowledge of the Residential Tenancies and Rooming Accommodation Act and other relevant legislation to deliver effective property management.
Excellent organisational and time management skills,



with the ability to manage multiple properties and priorities simultaneously.
Solid communication and interpersonal skills, with the ability to build positive relationships with landlords, tenants and contractors.
Problem-solving abilities and a proactive approach to conflict resolution.
