What You'll Do
Manage a portfolio of strata schemes with confidence and professionalism
Provide senior-level guidance and support to junior team members
Mentor developing strata managers
Build strong relationships with committees, owners, contractors, and stakeholders
Resolve escalated and complex matters efficiently and professionally
Ensure schemes remain compliant with current legislation and best practice
Chair committee meetings, AGMs, and executive committee meetings
Prepare and review meeting agendas, minutes, and key correspondence
Coordinate maintenance works and contractors
Manage defects, insurance claims, compliance matters, and day-to-day operations
Oversee remedial projects from reporting through to completion
Assist with budgeting, arrears strategies, and financial oversight for schemes
Conduct site inspections and identify maintenance risks or improvement opportunities
Deliver high-level customer service and prompt communication
Proactively identify and completeSchedule B fee opportunitiesincluding additional services, defect coordination, insurance claims, remedial projects, compliance matters.
Maximise value-add services for clients while increasing additional revenue opportunities




Assist management with process improvements and business growth initiatives
What We're Looking For
Proven experience as aSenior Strata Manager
Robust understanding of NSW strata legislation
Current Class 2 Licence or willingness to obtain/upgrade
Experience managing large and complex strata portfolios
Experience withBuilding Management Committees (BMCs)and shared facilities
Strong experience indefects management, remedial works, and contractor coordination
Strong understanding ofSchedule B billable servicesand ability to identify opportunities ethically and professionally
Ability to lead difficult conversations and manage disputes professionally
Excellent communication, negotiation, and relationship-building skills
Strong organisational skills with the ability to manage competing priorities
High level ofattention to detailand strong follow-up skills
Ability to mentor others and contribute positively to team culture
Confidence managing multiple stakeholders including owners, builders, consultants, and contractors
Reliable, proactive, commercially minded, and solutions-focused attitude
