Our client owns and operates two well‐established caravan parks on the Sunshine Coast, home to around 80 residential tenancies and 16 manufactured home sites.
We're looking for an experienced Property & Operations Manager to take the reins of both parks and help shape the future of the business.
This is more than a traditional property management role. Reporting directly to the Owners, you'll take ownership of all areas of the business, tenancy management, compliance, finance, administration, maintenance coordination and strategic direction.
We're after a leader who genuinely values people, thinks strategically like an owner, and isn't afraid to roll up their sleeves when it counts.
You'll manage approximately 80 tenancies under the Residential Tenancies Act (RTA) and 16 site agreements under the Manufactured Homes Act, working closely with on‐site caretakers to keep maintenance on track and residents happy.
Key Responsibilities
Coordinate all tenancy matters across around 80 RTA tenancies, ensuring ongoing compliance with the RTA
Manage 16 site agreements under the Manufactured Homes Act (knowledge of the Act desirable, not essential)
Coordinate maintenance requests with the on‐site caretaker, ensuring property issues are resolved promptly
Manage bookings and tenant coordination using RMS software
Perform bookkeeping in Xero, including rent receipting, end‐of‐day reconciliation and invoice processing
Oversee operations, finance and administration across the business
Keep the Owners fully informed with explicit, succinct updates,



without needing to be micromanaged
Anticipate challenges and bring solutions, not just problems

About You
Substantial property management experience, comfortable managing a large portfolio of tenancies independently
Proven experience in a senior leadership role, including financial and commercial management with P&L; accountability
Skilled at handling nuanced tenant relationships and resolving issues proactively
High emotional intelligence, with the ability to build trust and lead people well
Strategic thinker with a long‐term business mindset, balanced with hands‐on operational capability
Highly organised, able to multitask and shift priorities in a fast‐paced, dynamic environment
Clear, concise and solution‐focused communicator
Experience with RMS and Xero essential, along with robust Microsoft Office skills, particularly Excel and Word
