Senior Finance Manager - Property Development
Our client is a privately backed property developer based in the Sydney CBD, with a clear focus on delivering thoughtful mixed-use and build-to-rent communities in well-connected urban locations. The business is moving into its next stage of growth and is strengthening its internal finance capability to support a more complex development pipeline, deeper investor engagement and disciplined project decision-making. It is a lean, capable and commercially minded team where finance is expected to be practical, engaged and involved early. You will work with people across development, capital, finance and external advisory partners, with clear visibility of how projects are funded, structured and delivered. This is a business that values accountability, transparency and long-term thinking, and the role has been created to help bring greater financial clarity, governance and insight to the way future projects are assessed and delivered.
The Role
With a direct reporting line to the Head of Finance and supporting development project managers with project cash flow forecasting, feasibilities and PCG reporting, this newly created position will take ownership of development finance across a portfolio of active and future projects. You will support the Head of Finance with project financing, term loans, loan compliance and due diligence requirements along with preparing the development cash flow forecasts and management reporting packs. A key focus will be managing cash flows to support the growth agenda. You will lead project budgeting, cash flow forecasting, drawdown reporting, debt and equity reporting,



monthly management reporting and financial governance across development assets. You will also work closely with project teams to monitor cost movements, funding assumptions, program changes and commercial risks before they become issues. You will also manage statutory financial reporting and tax for development project entities and ensure strong controls for managing ERP. This is not a narrow reporting role. It will suit someone who enjoys being part of the project conversation, can explain the financial position clearly to non-finance stakeholders and is comfortable balancing detail with commercial judgment. In addition, you will lead and build a small team to deliver project and divisional level reporting and forecasting.
Your Traits
You will be CA or CPA qualified, with a strong background in property development, project accounting and settlement cash flows. You may already be operating at Senior Finance Manager level, or you may be a robust Finance Manager ready to step into a broader development focused mandate. It is essential that you have property development project cash flow forecasting experience, along with development project funding, treasury and property tax experience. Previous experience using EstateMaster would be beneficial but is not essential, as training will be provided if needed. In addition, you ask good questions, follow through on the detail and can build trust with development teams, lenders, investors and senior stakeholders. The right person will value accountability, transparency and long-term thinking. You will be joining at a point where the role can be shaped, systems can be improved and finance can have a visible impact on how the business grows.
