Becks Wiggins Stokes is exclusively partnering with Mainline Developments to source this key appointment within its pre-construction and construction estimating function.
Mainline Developments, incorporating Mainline Building Group, specialises in the development and construction of large-scale, medium-density residential projects across the East, Southeast and Bayside locations of Greater Melbourne.
With an integrated approach from site acquisition through to completion, the business is known for its value focused construction, efficient project execution, strong trade partnerships and disciplined commercial delivery.
The Opportunity
Mainline Developments is seeking an experienced Estimating Manager to lead its estimating function across a strong pipeline of medium-density residential developments.
Reporting directly to the Group Directors and working closely with the construction, development and design teams, you will take ownership of estimating strategy, cost planning, procurement, and commercial advice from early feasibility through to construction handover.
This is a hands‐on leadership role suited to a proactive and commercially astute construction skilled who can balance cost, risk, program and quality while building strong relationships with internal teams, subcontractors, suppliers and consultants.
What You'll Be Responsible For
Estimating, Cost Planning and Commercial Advice
Lead feasibility,



concept and tender estimates across residential development projects.
Develop and maintain project cost plans throughout the full project lifecycle.
Oversee quantity take-offs from architectural, structural and civil sub‐division plans.
Identify commercial risks and opportunities through detailed documentation review.
Benchmark project costs against market conditions to support competitiveness and profitability.
Maintain estimating systems, cost databases, build rates and benchmarking libraries.
Tender and Procurement Management
Own the end‐to‐end subcontractor and supplier procurement process across projects.
Assess tender submissions, pricing, scope coverage and commercial outcomes.
Recommend procurement strategies that support project profitability, quality and program alignment.
Project and Commercial Support
Partner with development and construction teams to provide accurate budget forecasts.
Support project viability assessments, feasibility studies and value engineering exercises.
Review contract variations, cost impacts and procurement decisions.
Provide clear commercial advice to project teams throughout pre‐construction and delivery.
Leadership and Continuous Improvement
Lead, mentor and develop the estimating team, building a culture of accuracy, accountability and continuous improvement.
Establish estimating procedures,



standards and best‐practice processes.
Improve systems and workflows across estimating and procurement functions.
Build and maintain strong relationships with subcontractors, suppliers, consultants and industry stakeholders.
What You'll Bring
Essential experience
5+ years' experience in construction estimating, cost planning and procurement, ideally within medium-density residential development.
Strong capability in measurement, quantity take-offs and estimation.
Sound knowledge of Australian building codes, construction methods and costing principles, with Victorian experience[PS1] highly regarded.
Ability to interpret architectural, engineering and civil designs.
Advanced Excel skills and proven experience using estimating software.
Excellent negotiation, commercial analysis and stakeholder management skills.
Highly regarded
Tertiary qualifications in Construction Management, Quantity Surveying, Building or a related discipline.
Experience with Databuild, BlueStream or similar estimating and cost‐planning platforms.

A commensurate base salary in line with the seniority of the role is available, with regular performance and salary reviews to recognise high achievers.
