As the Team Leader – Community Housing you will be responsible for providing day-to-day operational leadership, coaching and direction to the small Victorian Housing team, whilst also managing a small portfolio of social housing tenancies. Your leadership will support the delivery of consistent, compliant and customer-focused service delivery, and will be responsible for guiding team performance, supporting staff capability, monitoring key operational outcomes, assisting with complex tenancy matters and promoting a positive, inclusive and accountable team culture.

What are your key responsibilities and what will your new day look like?

LEADERSHIP

Provide day-to-day leadership, coaching and support to the Victorian Housing team, promoting collaboration, accountability and effective service delivery.

Support staff with complex tenancy matters, including complaints, disputes, anti-social behaviour, tenancy breaches, VCAT matters and other escalations.

Monitor team performance, workloads and key operational outcomes, including arrears, vacancies, tenancy sustainment, compliance and customer service measures, providing guidance and intervention where required.

Promote a safe, inclusive and positive team culture that reflects Evolve Housing’s values and supports continuous improvement.

Build and maintain effective relationships with internal teams, community partners and external stakeholders, including Homes Victoria, Victorian health services, Victoria Police and support agencies.

Oversee accurate record keeping, administration, operational reporting, HAFF reporting and service improvement activities in line with organisational, legislative and funding requirements.

HOUSING MANAGEMENT

Maintain a small portfolio of housing tenancies, delivering end-to-end tenancy management in accordance with Evolve Housing policies, procedures, values and relevant legislative requirements.

Establish, manage and sustain tenancies, including allocations, offers, sign-ups, transfers, lease documentation, resident onboarding and ongoing tenancy support.

Monitor rental and non-rental accounts, apply early intervention strategies for arrears, and implement action plans that support tenancy sustainment and compliance reporting requirements.

Manage vacancies efficiently by coordinating applicant contact, property viewings, offers and tenancy commencement in line with Evolve Victoria housing standards.

Engage with residents through consultation, enquiries,



complaints and grievances to support customer-focused service delivery and positive tenancy outcomes.

Respond to and elevate complex tenancy matters, including anti-social behaviour, neighbourhood disputes, complaints, tenancy breaches and other risks to tenancy sustainment.

Work collaboratively with the Victorian Property Services team to coordinate repairs, maintenance, condition reports, property inspections and property compliance requirements.

Prepare for and attend Victorian Civil and Administrative Tribunal matters as required, including preparing relevant documentation and supporting timely resolution of tenancy issues.

Maintain accurate records, correspondence and administrative documentation in line with internal procedures, legislative obligations and audit requirements.

Contribute to operational, Homes Victoria, HAFF and other compliance reporting requirements, and identify opportunities to improve service delivery, systems and tenancy management practice.

Some important things you will need to begin this journey!

Relevant leadership, management, community services, housing or property-related qualifications, and/or equivalent demonstrated experience in a community housing, social housing, tenancy management or property management environment.

Experience providing day-to-day leadership,



coaching and supervision to staff, including supporting team performance, capability development, accountability and a positive team culture.

Knowledge of the community or social housing system, including tenancy management practice, housing operations, resident engagement and the needs of people experiencing housing stress or complex circumstances.

Ability to support staff with complex tenancy matters, escalations, complaints, anti-social behaviour, tenancy breaches and tribunal-related processes, including applying sound judgement and escalating risks appropriately.

Understanding of relevant housing legislation, government policy, funding requirements and organisational procedures, with the ability to guide staff in applying these requirements consistently.

Strong interpersonal, written and verbal communication skills, including the ability to engage respectfully with residents, staff, internal teams, government partners, support agencies and other stakeholders.

Experience working effectively with people from diverse backgrounds, including residents with complex needs, while maintaining confidentiality, discretion and professional boundaries

Commitment to delivering an excellent customer service experience;

Strong computer literacy skills and ability and capacity to learn IT operating systems;

Are a self starter who is organised and able toprioritise;

Love collaborating and working in a team;

Possess a current Drivers Licence;

Willingness to obtain a National Criminal Record Check;

Willingness to obtain a NDIS check.
