De Walkers Group was established to address a need in the Victorian residential construction market for a builder that places clients at the centre of the construction process.

Our approach is founded on transparent communication, proactive client involvement and a robust commitment to quality throughout every stage of a project, from the initial consultation through to final handover. Our custom-build projects include architecturally designed residences tailored to each client’s land, lifestyle and long-term vision. We also provide end-to-end design and construction services for townhouses, dual occupancies and residential apartment developments, managing projects from the approval stage through to completion and handover.

We undertake residential construction projects across Inner Melbourne, Bayside, Melbourne’s eastern and south-eastern suburbs, the Gippsland region, the Mornington Peninsula and the Yarra Ranges. Due to our continued business growth and expanding portfolio of residential construction projects, we are seeking a qualified and experienced Quantity Surveyor to join our team on a full-time permanent basis. This is an excellent opportunity for a reliable and detail-oriented professional to become an integral member of De Walkers Group and contribute to the cost planning, procurement and successful delivery of our residential construction projects.

Responsibilities As a Quantity Surveyor, your primary responsibilities will include: Obtaining quotations from subcontractors, suppliers and vendors, collating and assessing the quotations received, and providing recommendations to management.



Reviewing architectural drawings, engineering plans, project specifications and contract documentation to determine the labour, materials, equipment and other resources required for each project.

Preparing detailed construction cost estimates based on project drawings, specifications and supporting contract documentation. Undertaking accurate quantity take-offs using contemporary estimating technologies and recognised methods of measurement. Preparing bills of quantities, schedules of rates, tender documentation and other project costing documents.

Maintaining and regularly updating project cost data to reflect current construction material, labour, subcontractor and market rates. Preparing rate analyses and cost comparisons to assist management with tender evaluation and procurement decisions. Assisting with the preparation and evaluation of tenders, subcontractor packages and supplier procurement documentation.

Monitoring project expenditure throughout all stages of construction to ensure that projects remain aligned with the approved baseline cost plan and budget. Identifying cost deviations, potential overruns and financial risks and recommending appropriate corrective measures. Preparing regular project cost reports, cash-flow forecasts, cost-to-complete assessments and financial updates for management.

Identifying and establishing the scope of proposed changes to construction works. Evaluating and pricing client change requests, contract variations and extension of time claims. Undertaking rate analysis and participating in negotiations relating to variations, additional works and contractual claims.

Reviewing, evaluating and certifying subcontractor and contractor interim progress claims and final payment applications.



Conducting site inspections and taking site measurements in conjunction with relevant trades to verify work completed and quantities claimed. Assessing the value of completed works and reconciling actual project expenditure against the approved construction budget.

Updating project programmes and construction schedules to reflect the actual progress of works across active projects. Monitoring project milestones and assisting the project team to identify delays or issues that may affect project costs or completion dates. Coordinating with directors, project managers, site supervisors, subcontractors, consultants, suppliers, clients and other project stakeholders.

Assisting with contract administration and maintaining accurate records relating to project costs, procurement, variations, claims and payments. Supporting the delivery of projects within the approved budget, agreed timeframes, contractual requirements and applicable construction standards.

Qualifications and Experience Applicants must possess: A relevant qualification in Quantity Surveying or a closely related construction discipline.

A minimum of three years’ relevant work experience as a Quantity Surveyor. Demonstrated experience in residential construction cost estimating, quantity take-offs, tendering, procurement and cost control. Experience preparing bills of quantities, cost plans, tender documentation, progress claim assessments and variation evaluations.

Sound knowledge of residential construction processes, materials, subcontractor trades and construction cost management principles. Experience interpreting architectural drawings, engineering plans, specifications and contract documentation. Strong numerical, analytical and technical problem-solving skills.

Excellent attention to detail and a high level of accuracy. Strong organisational and time-management skills. The ability to manage competing priorities and work across multiple construction projects.
