Building Associate - Ventilated Ceilings

Job Description

A Building Associate supervises construction sites and organises and coordinates the material and human resources required for a project. Role Overview Phoeniks is seeking an experienced Building Associate to supervise and coordinate the construction-related aspects of its ventilated ceiling installation projects nationally. The role sits within Phoeniks' technical and construction supervision function, assisting Construction Managers, Architects and Engineers in the planning, feasibility assessment, and on-site delivery of ventilated ceiling works across commercial, healthcare and institutional projects.

Key Responsibilities 1. Assisting Construction Managers, Architects and Surveyors in Planning and Organisation

- Support Construction Managers, Architects and Engineers in planning and organising ventilated ceiling works, including sequencing, access and integration with the broader head-contractor construction program
- Provide technical input during project planning, value engineering and problem-solving stages, working closely with the Product Manager and Technical Manager

2. Interpreting Plans, Regulations and Codes of Practice

- Read and interpret architectural and engineering drawings, specifications and construction documentation for ventilated ceiling installations
- Interpret and apply Australian Standards, building codes, and WHS regulations relevant to ceiling and building services works

3. Preparing Preliminary Sketches, Working Drawings and Specifications

- Prepare preliminary installation sketches and site-specific working drawings for ventilated ceiling systems
- Develop method statements and installation specifications tailored to individual site conditions

4. Preparing, Editing and Revising Plans, Maps, Charts and Drawings

- Edit and revise installation drawings, ceiling layout plans and services coordination charts in response to site conditions, clashes or design changes




- Liaise with the Product Manager - Ventilated Ceilings on drawing updates arising from product-specific requirements or site variations

5. Coordinating Works Programs

- Coordinate ventilated ceiling installation programs and sequencing across multiple sites nationally, aligning with the head contractor's overall construction program
- Supervise and support installation teams and subcontractors to ensure correct methods, sequencing and workmanship
- Assist with commissioning and handover activities as required

6. Inspecting Work and Materials for Compliance with Specifications, Regulations and Standards

- Attend project sites to inspect in-progress and completed works, ceiling structures, and materials for compliance with drawings, specifications and Australian Standards
- Conduct quality checks, identify defects, risks or required rework, and provide clear technical feedback to internal teams
- Ensure all site activities comply with WHS regulations, site safety plans and Phoeniks procedures

7. Calculating Costs and Estimating Time Scales

- Estimate installation time scales, labour requirements and material costs for ventilated ceiling projects, feeding into project programs and budgets
- Assess the technical feasibility of proposed installations prior to project confirmation, identifying risks, constraints and cost implications for internal teams

8. Collecting Data Using Surveying Instruments and Photogrammetric Equipment

- Collect on-site measurement and survey data - levels, dimensions, structural grid and services coordination data - using appropriate surveying and measuring instruments
- Record site conditions using photographic and measurement-based survey methods to support pre-installation feasibility assessments

Performing Routine Computations and Plotting Preliminary Data

- Perform routine dimensional, load and quantity computations to support installation drawings and material take-offs
- Plot preliminary layout and survey data to inform installation planning and drawing preparation

Training & Knowledge Transfer

- Train Phoeniks installation teams and subcontractors nationally on ventilated ceiling systems, promoting best-practice installation methods and quality standards across all regions
- Develop and deliver practical, on-site and workshop-based training sessions

Skills & Experience Essential

- Relevant qualification or at least three years of relevant industry experience
- Proven experience supervising construction sites, ceiling systems, HVAC-related installations, or building services installations
- Ability to read and interpret technical drawings, specifications and construction documentation
- Strong understanding of site conditions, services coordination and construction sequencing
- Ability to collect and interpret site survey/measurement data and perform routine technical computations
- Willingness and ability to travel nationally on a regular basis
- Solid communication skills and ability to work collaboratively with Construction Managers, Architects, Engineers and internal teams

Desirable

- Experience with ventilated ceilings, chilled beams, or integrated ceiling systems
- Trade or associate-level qualification in construction, mechanical services, or a related field
- Experience working on healthcare, commercial, or large-scale construction projects
- Familiarity with Australian Standards and building codes relevant to ceilings and services
- Registration or licensing relevant to building supervision (where applicable)
