About the Role

As the Operational Manager/Caretaker, you will be responsible for ensuring the property remains safe, well-maintained and professionally managed. You will work closely with the Body Corporate Committee, residents and contractors to coordinate maintenance, oversee service providers and respond to day-to-day operational matters.

This is a part-time position requiring daily attendance at the complex,



with the successful applicant being available to respond to emergencies within approximately 15 minutes if required.

Key Responsibilities

- Monitor and maintain the presentation and condition of all common property
- Identify, coordinate and report maintenance requirements
- Supervise contractors and ensure work is completed to a high standard
- Oversee the quality of Housekeeper work
- Place and retrieve apartment keys in safe for late check ins
- Sort mail and label packages delivered to the complex
- Obtain quotations and assist with contractor selection
- Liaise regularly with the Body Corporate Committee and residents
- Monitor compliance with building by-laws and report significant issues
- Coordinate servicing of essential building systems including lifts, fire systems, emergency lighting and pool facilities
- Prepare regular status reports and maintain maintenance records
- Order consumables and review contractor invoices
- Oversee rubbish and recycling collection arrangements
- Respond to after-hours emergency call-outs when required

About You

You are an organised, reliable and hands-on skilled with excellent communication skills and the ability to build positive relationships with residents, contractors and committee members.

Essential Requirements

- Previous experience as a caretaker, building manager or similar role
- Excellent customer service and stakeholder management skills
- Experience supervising trades and contractors
- Strong negotiation and organisational skills
- Ability to source and assess quotations
- Sound written and verbal English communication skills
- Competent report writing and administration skills
- Practical handyman skills for general maintenance
