The Opportunity

This is more than a traditional portfolio management position. You’ll take ownership of portfolio performance while guiding the team and helping create an efficient, service-focused department.

The right person will have the autonomy to lead, delegate and improve processes, with the support required to maintain strong relationships with landlords and tenants.

Your responsibilities will include:

- Overseeing a residential portfolio of approximately 200 properties
- Leading and supporting an Assistant Property Manager and Leasing Officer
- Building trusted relationships with landlords and tenants
- Managing escalated maintenance, arrears and tenancy matters
- Overseeing lease renewals, rent reviews and compliance
- Monitoring portfolio performance and service standards
- Handling tribunal matters when required
- Delegating tasks and ensuring work is completed accurately
- Introducing and improving processes as the portfolio expands




- Supporting the continued growth of the property management department

About You You may already be working as a Senior Property Manager or be an experienced Property Manager ready to take the next step into leadership.
You’ll ideally bring:

- Strong residential property management experience
- Confidence overseeing a portfolio and its overall performance
- The ability to lead, delegate and support a small team
- Sound knowledge of NSW tenancy legislation
- Strong landlord and tenant relationship-management skills
- Excellent organisation, judgement and follow-through
- A current NSW Certificate of Registration or Real Estate Licence
- A current driver’s licence and reliable vehicle
- A calm, practical and solutions-focused approach

Previous formal leadership experience would be highly regarded but is not essential. What matters most is that you’re ready to take ownership, guide others and maintain high standards across the portfolio.
