- Deliver with confidence — manage quotes, work orders and recurring maintenance with the tools and team support to do it well.

Your opportunity

Are you a detail-driven skilled with a knack for property maintenance and a real passion for looking after people?

Join Smarter Communities — one of Australia's leading strata management companies and play a vital role in keeping our properties safe, functional and well-maintained.

As our Repairs & Maintenance Specialist, you'll be the go-to person for coordinating end-to-end maintenance, liaising with contractors and making sure customers receive timely, high-quality service. And you won't be doing it alone: our case management system, modern tools and balanced-workload model mean you can focus on great outcomes instead of chasing emails all day.

What you'll be doing

From day one, you'll:

- Manage and control work orders and quote requests from start to finish
- Source, compile and follow up contractor quotes within set timeframes
- Issue and monitor work orders, ensuring urgent requests are handled promptly
- Review quotes for accuracy, quality and cost-effectiveness
- Maintain scheduled works and periodic maintenance tasks
- Communicate professionally with contractors, customers and on-site contacts

- Build strong relationships with contractors and understand our building network
- Arrange compliance reports and annual inspections
- Keep systems updated and ensure all communications are centrally recorded
- Respond to calls and emails with speed and care

What you'll bring

We'd love to hear from you if you have:

- Experience in property maintenance or the strata industry (highly desired)
- A Certificate of Registration (if based in NSW)
- Strong analytical and time-management skills
- Proficiency in Microsoft Teams, Word, Excel and Dynamics
- The ability to read plans of subdivision
- A customer-focused mindset and excellent communication skills
- High attention to detail and a hands-on approach
- A compassionate, solutions-focused attitude

Don't tick every box? We'd still like to hear from you. If you bring the right attitude and a willingness to learn, we'll help you build the rest.

Why you'll love working here

We back our people with more than good intentions. Here's a taste of what's on offer:

- A genuinely balanced workload — portfolio sizes are set by the actual complexity of the work, not just lot counts, with a dedicated customer care team for escalations and locum cover so your leave is really leave.

- Flexibility that fits your life — hybrid working with up to 50% from home after probation, birthday leave, and the option to purchase extra leave.
- Real career growth — an individual development plan, generous training, leadership development and 1:1 coaching, study assistance, plus genuine progression and relocation options across seven regions in QLD, NSW, VIC and SA.
- Rewards that add up — novated car leasing through salary sacrifice, discounted goods and services for you and your family, referral bonuses and recognition when you live our values.
- Wellbeing that's actually resourced — a wellbeing program, confidential EAP support for you and your family, and regular team days and social events.
- Tools that make the job easier — modern technology and investment in AI, so more of your day goes to work that matters.

Ask our People & Performance team about the full benefits program spanning financial rewards, flexibility, learning and wellbeing.
