Construction Project Manager / Operations Manager
Take ownership of project delivery in a growing Melbourne outdoor construction business
HS Outdoor Living is looking for an experienced, hands‑on Construction Project Manager / Operations Manager to take control of projects after the sale and drive them through to profitable completion.
This role is suited to someone who can manage multiple residential projects at different stages, make practical decisions, lead subcontractors, keep clients informed and ensure jobs are completed properly, efficiently and profitably.
This is not a desk‑only administration role. You will work across our office and active job sites, taking direct responsibility for project delivery.

HS Outdoor Living is a growing Melbourne-based residential construction company specialising in patios, pergolas, verandahs and decking.
We work with homeowners across Melbourne to deliver high-quality outdoor living projects and are now looking for an experienced construction operator to strengthen our delivery team and help build a more productive, accountable and scalable construction department.
You will work directly with the business owners, administration team, suppliers, subcontractors and installation crews.
The role
Your primary responsibility will be to take sold projects from signed contract and deposit through to permits, procurement, scheduling, construction, quality control, handover, final invoicing and payment collection.
You will take ownership of the full live‑project pipeline and ensure every project has a explicit status, next action, responsible person and deadline.
The successful candidate will be confident managing multiple smaller residential projects at once rather than focusing on one large commercial project.
You will be expected to identify problems early, make decisions, communicate clearly and keep projects moving without needing constant direction.
Key responsibilities
- Manage the full live‑project pipeline from contract through to completion
- Plan and maintain construction schedules across multiple projects
- Coordinate subcontractors, installers, suppliers and site work
- Work with the administration team on contracts, permits, engineering and documentation
- Confirm materials, labour and site readiness before project commencement
- Maintain clear project statuses, next actions, owners and deadlines
- Communicate proactively with clients and provide regular project updates
- Attend active job sites to monitor workmanship, safety, quality and progress
- Identify and resolve construction issues quickly and calmly
- Manage variations and ensure additional work is documented and approved
- Push projects toward completion, handover, invoicing and payment collection
- Monitor labour allowances, material costs, overruns and project gross margins
- Reduce defects, callbacks, delays and avoidable rework
- Hold subcontractors and internal team members accountable for agreed actions
- Improve operational systems, checklists, reporting and construction processes
- Provide clear weekly reporting to the directors on progress, risks and cash‑flow blockers
What we are looking for
- At least five years of relevant experience in residential construction, site supervision, project management or construction operations
- Demonstrated experience managing multiple live residential projects
- Strong knowledge of residential construction methods and sequencing
- Experience managing subcontractors, installers and suppliers
- Experience in patios, pergolas, roofing, decking, renovations, extensions, sheds, pools, landscaping or similar construction will be highly regarded
- Confidence reading construction plans, engineering drawings and permit documentation
- Strong communication skills with clients, trades, suppliers and office staff
- A calm,
organised and practical approach under pressure
- Strong urgency, personal accountability and follow‑through
- Confidence making decisions without needing constant supervision
- Commercial understanding of labour, materials, variations, rework and gross margin
- Ability to identify risks before they become major problems
- Experience using construction software, CRM systems or job‑tracking platforms
- Strong attention to detail without allowing projects to stall
- A valid Australian driver licence
You must be comfortable moving between the office and active construction sites.
Remuneration and performance incentives
The role offers a base salary of approximately $95,000 to $110,000 plus superannuation, depending on experience.
A company vehicle or vehicle allowance and phone will also be provided.
A substantial quarterly performance bonus and profit‑share opportunity will be available to the right candidate.
